Community Manager — The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities- As a leading affordable housing management company, we prefer experience in addition to the Essential Duties and Responsibilities for our affordable assets:
- Minimum of 2 years' experience with affordable housing programs (e.g., LIHTC, HUD Project Based Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development (515), HCD, HOME Funds and Bonds).
- Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations is preferred but not required.
- Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and compliance with Asset training benchmarks.
- Financial Management: aim for high net operating income through cost controls and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, charges, and vendor invoices; ensure timely financial reporting.
- Strategic Leasing Management: develop yearly marketing plans; use marketing strategies and systems; ensure effective leasing techniques, reporting, and documentation; handle resident complaints and retention programs.
- Administrative & Maintenance Management: ensure accurate and timely administrative and leasing reporting; lead emergency response in coordination with staff and residents; monitor service request turnaround and maintenance responsiveness; conduct regular property inspections; manage resources and coordinate bids with vendors.
- Supervise and lead staff to ensure safety, compliance, and high-quality service; promote harmony and quality performance.
- High School Diploma or equivalent;
Bachelor’s degree preferred or four years of housing industry experience; or an equivalent combination of education and experience. - Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly stand, use hands, reach, talk or hear; walk and sit; occasionally stoop, kneel, crouch, or crawl; may lift up to 25 pounds.

- Must have reliable transportation due to on-call emergency requirements.
Salary Range
: $25.00 per hour to $27.00 per hour
