Community Manager The Community Manager is responsible for overseeing all operations of a housing community under the supervision of the Regional Manager. You will manage personnel, leasing, maintenance, financial administration, and risk management. As the on-site leader, you will supervise property staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities- Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and provide guidance in compliance with Asset training benchmarks.
- Staff scheduling: complete weekly/daily office and maintenance staff schedules and assignments.
- Performance management: address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary.
- Staff development: promote harmony and quality job performance through support and leadership; ensure compliance with company policies and procedures.
- Financial Management: aim to maximize net operating income through cost control and revenue/leasing improvement; identify trends and recommend strategies; develop yearly operating budgets/forecasts.
- Accounts management: monitor deposits, rent collections, charges, and timely submissions; monitor vendor invoices for timely processing; ensure accurate property closeout and financial reports.
- Strategic Leasing Management: develop yearly marketing plans and implement marketing strategies; ensure effective leasing techniques, proper follow-up, and accurate reporting; resolve resident complaints and maintain resident satisfaction.
- Resident relations and retention: implement resident retention programs (events, promotions, newsletters) and effectively show/lease/move-in prospective residents.
- Administrative & Maintenance Management: ensure accurate and timely administrative and leasing reporting; lead emergency response with staff and residents within guidelines; monitor service request turnaround and maintenance responsiveness; maintain property appearance and document timely repairs; manage resources, bids, and vendor relations.
- Maintenance leadership: direct maintenance, construction, and rehabilitation activities to ensure quality and expediency; conduct regular unit walk-throughs to ensure make-readies and work orders are completed.
- High School Diploma or equivalent;
Bachelor’s degree preferred or four years of experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience. - Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly required to communicate with others, operate computers, and work overtime, including weekends and nights during emergencies.
- Typically required to remain in a stationary position or move about the site; may ascend/descend stairs, ladders, and navigate various environments; able to lift and move up to 25 lbs.; operate vehicles as needed; work in outdoor conditions and hazardous environments.
- Must have reliable transportation due to on-call/emergency requirements.
