This position performs technical and mechanical work to ensure the physical aspects of the building, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Schedule:

Monday‑Friday 8 am‑5 pm + rotating on‑call schedule.

Essential Responsibilities
  • Completes assigned work orders from resident requests, preventative maintenance, diagnoses defects, and repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Completes the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
  • Follows procedures for accessing materials and supplies, tracks inventory, returns unused items, and notifies supervisor of reorder needs.
  • Completes documentation and paperwork promptly, accurately, and completely to enable proper tracking of service requests.
  • Assists in maintaining grounds, common areas, and amenities—picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense control by repairing rather than replacing parts when possible and practicing correct tool and equipment use.
Other Responsibilities
  • Complies with safety and risk‑management policies by attending routine safety meetings, completing required training on OSHA and related laws, and reporting accidents promptly.
  • May inspect work performed by contractors and vendors to ensure quality standards, scope, and specifications are met.
Service Technician Responsibilities
  • Assists in routine and periodic property inspections to identify safety and risk concerns, keep the property in good repair, and communicate concerns to management.
Physical Demands
  • Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
  • May need to travel regularly to assist other properties, attend training, or business meetings.
  • Work a flexible schedule, including evenings, weekends, and holidays.
Required Licenses or Certifications
  • EPA Certified Types I and II or Universal refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions (for all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, as required.
Compensation

Hourly rate $20.00 – $23.00.

Additional Compensation
  • Corporate Positions:
    Eligibility for quarterly or annual bonus based on performance.
  • On‑site Property Positions:
    Eligibility for weekly, monthly, and/or quarterly bonus programs.
