OBJECTIVE

The Maintenance Supervisor is responsible for planning, organizing, developing and directing the overall operation of the Maintenance Departments for buildings, grounds and equipment. These responsibilities are in accordance with current federal, state and local standards, guidelines and regulations. The Maintenance Supervisor will ensure that the facility is maintained in a safe and comfortable manner, under the direction of the Executive Director.

QUALIFICATIONS
  • High school graduate or equivalent related work experience in maintenance.
  • Caring person with a desire to work with the frail and elderly.
  • Willingness to perform a variety of simple repetitive tasks, many of which will involve unpleasant conditions.
  • Practical knowledge of day-to-day maintenance in a long-term care facility.
  • Ability to communicate at all levels of organization and work well within a team environment in support of facility maintenance objectives.
  • Strong attention to detail and accuracy, excellent organizational skills with ability to prioritize, coordinate and simultaneously maintain multiple projects with high level of quality and productivity.
  • Ability to work with minimal supervision, take initiative and make independent decisions.
  • Approachable, flexible and adaptable to change.

  • ESSENTIAL FUNCTIONS

  • Plan, develop, organize, implement, evaluate and direct the Maintenance Department, its programs and activities, and coordinate those services and activities with other related departments.
  • Conduct regular rounds of the facility to check all plant maintenance areas to assure the quality control and safety, health and welfare of residents, employees and others within the facility, and correct or report equipment failure or damage to administration immediately.
  • Check air conditioning and heating units, fire alarm and emergency generator system and document test results as required.
  • Check pumps station and breaker panels, washers and dryers in laundry.
  • make daily repairs to any equipment as necessary.
  • Check water and boiler temperature, dietary cooking equipment, gas pressure, kitchen hood, sprinkler system, cooling equipment, public address system, fire extinguishers and alarms, fire doors, electrical outlets, etc.
  • Interpret the department's guidelines and procedures to employees, residents, visitors, government agencies, etc.
  • Complete forms, reports, evaluations, studies, etc. to assure control of equipment and supplies.
  • Submit accident and incident reports for maintenance department to safety committee chair.
