Description
Under limited supervision, perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings does not deteriorate. Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained. Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
Essential Duties – Level I- Performs maintenance on tribal facilities and grounds.
- Schedule & conduct building, property, and unit inspections on HUD Funded properties or HUD rental assistance agreements, ensuring that affordable housing communities are safe and up to code.
- Schedule & conduct building, property, and unit assessments on identified Elders homes on fee land.
- Determine appropriate ADA modifications permitted under HUD Housing & Stability policy and determine if the project is reasonable, provide a project action plan and implement when approved by Housing Manager and Elder.
- Assist in the overall planning for maintaining the safety and appearance of the facilities.
- Ensure that proper permits and regulations are being followed in all projects.
- Work with coworker from the Facilities Department to resolve maintenance issues in a timely manner with minimal disturbance to daily work routine.
- Provide a variety of work which may include carpentry, paint, drywall repair, plumbing, minor electrical, and mechanical troubleshooting, and repair.
- Repairs and remodels buildings; frames walls, rafters, and roofs; hangs, tapes, finishes and paints interior sheetrock walls; installs countertops; builds custom fit cabinets, desks, bookcases, worktables, and benches; hangs doors; paints interior and exterior.
- Installs and maintains plumbing, electrical, and mechanical fixtures; installs, maintains, and repairs pipes, valves, drains, basins, faucets, lavatories, air conditioning, and kitchen equipment.
- Constructs forms and pours concrete using a wood float and steel trowel to finish the cement.
- Performs preventative maintenance and repair on all types of mechanical equipment such as kitchen and air-conditioning equipment; clean or change filters, change oil, grease, adjust drive belts.
- Experience with wood shop machines.
- May perform preventative maintenance and repair of vehicles, construction equipment, gas, and diesel equipment.
- May operate Class A equipment in snow and ice control.
- Performs the work of lower classified facilities staff and is assigned responsibility to lead the work of others.
- Develops preliminary cost estimates of repairs, maintenance, or alteration projects.
- Assures adherence to safety rules and precautions by assigned personnel.
- Develops solutions to repair and maintenance problems.
- Develops methods and procedures to be followed by assigned personnel.
- Reads and interprets plans, blueprints, and sketches.
- Attend Tribal staff meetings and trainings as appropriate and attend continuing education as required and/or needed to fulfill job duties.
