Description
The Home Maintenance Technician is responsible for performing a variety of skilled maintenance, repair, and inspection tasks in HUD‑assisted homes, Elders Homes, and tribal housing units. This position ensures that homes remain safe, functional, and in compliance with HUD housing quality standards (HQS) and tribal housing policies. A priority on Tribal Elders that are identified as an emergent or direct impact on the health and safety for the Tribal Elder to be able to maintain living in their home will be essential.
The position will also assist in performing a variety of maintenance and repair duties associated with the Tribe’s land management and building management department that oversee commercial buildings owned and operated by the Tribe.
- Perform general maintenance and repair work in occupied and vacant HUD‑assisted homes and Tribal Elder owned homes including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
- Conduct regular inspections of homes to ensure compliance with HUD and tribal housing standards.
- Respond to work orders and emergency maintenance requests in a timely and efficient manner.
- Prepare vacant units for re‑occupancy by cleaning, repairing, and restoring essential services and finishes.
- Maintain accurate records of all maintenance activities, including materials used, time spent, and inspection results.
- Provide assistance with project oversight for renovation and new builds on Tribal land.
- Assist with seasonal maintenance tasks such as snow removal, lawn care, and pest control.
- Determine appropriate ADA modifications permitted under HUD Housing & Stability policy and determine if the project is reasonable, provide a project action plan, and implement when approved by Housing Manager and Elder.
- Ensure all work is performed safely and in compliance with all applicable building codes, OSHA regulations, and HUD requirements.
- Report hazardous conditions or major repairs needed to the appropriate authority responsible for the unit.
- Maintain tools, vehicles, and equipment in good working conditions.
- Work respectfully with residents, elders, and vulnerable populations, always maintaining privacy and professionalism.

- Knowledge of HUD Housing Quality Standards (HQS) preferred.
- Skilled in one or more trades (plumbing, carpentry, HVAC, electrical, etc.).
- Ability to read blueprints, maintenance manuals, and safety instructions.
- Strong problem‑solving skills and ability to work independently.
- Familiarity with HUD regulations and tribal housing codes.
- Basic computer skills for logging work orders and maintenance records.
- High school diploma or GED required.
- Minimum of two years of experience in building maintenance, construction, or related field.
- UPCS (Uniform Physical Condition Standards) or REAC (Real Estate Assessment Center) certified inspector –or complete certification training within 90 days of hire.
- Experience working with tribal housing programs or in a tribal community.
- Certifications in HVAC, electrical, or plumbing preferred.
- Must have and maintain a valid Washington State driver’s license.
- Must be able to pass a thorough pre‑employment background investigation.
- Must agree to be subject to the Tribe's Controlled Substance and Alcohol Testing Policy to include pre‑employment screening.
The work environment includes an office environment in a controlled atmosphere building, with a travel requirement of up to 50% of a given month using a GSA vehicle.
