Position: Building Maintenance Worker I - II
Primary Purpose of Job

The primary purpose of this position is to perform both the routine and complex maintenance and repair operations for all CBS-owned buildings safely and efficiently to ensure the functionality and comfort for the benefit of employees, tenants, and the public.

Building Maintenance Worker I - Under close supervision of the Building Maintenance Supervisor, an employee in this position performs routine maintenance and repair tasks on both the interior and exterior of buildings.  This is an entry-level position where an employee primarily learns the essentials of building operations and maintenance, safety practices, maintenance systems and components, and basic tools and equipment operation.

Building Maintenance Worker II - Under general supervision of the Building Maintenance Supervisor, an employee independently performs all duties and responsibilities of a Building Maintenance Worker listed below.  This position performs mid-level maintenance and repairs which require more years of experience successfully performing the work.

Essential Duties and Responsibilities

All Building Maintenance Workers perform the following duties and responsibilities:

* Communicates regularly during work hours with their supervisor or others as appropriate to keep them fully informed concerning work progress

* Documents all daily work activities in a computerized maintenance management system to maintain clear and accurate records of daily records of all work assigned, in progress, or completed

* Performs routine and preventative maintenance to building systems such as HVAC, plumbing, electrical, and life safety within code-permitted limitations and industry best practices

* Conducts routine inspections of facilities, identifying building conditions, maintenance needs, and safety hazards

* Operates power tools and equipment such as drill, reciprocating saw, circular saw, table saw, jig saw, snow removal, and other equipment as necessary

* Cleans and restores construction areas, job sites, and other project areas

* Performs or oversees maintenance and repair of CBS utilities as assigned

* Identifies problems related to assigned tasks and recommends solutions to their supervisor or others as the problem arises or is anticipated

* Collaborates with Buildings Maintenance Supervisor to develop and implement a preventative buildings maintenance program and plans to address identified maintenance needs

* Supports construction activities for Public Works and other departments as needed

* Responsible to maintain all safety and quality standards required by federal, state, or local law and as established in department requirements  

* Responds promptly to emergency maintenance requests relating to building systems, including emergency response outside of work hours when on "on-call" status

* Informs Building Maintenance Supervisor about inventory of maintenance supplies to maintain appropriate quantities to perform the work

* Assists Building Maintenance Supervisor with soliciting quotes and estimates for products and services.

* Performs snow and ice management activities for all CBS infrastructure, as assigned

* Performs other duties as assigned

Knowledge of:

Building Maintenance Worker I:

* Basic knowledge of safety practices in construction and maintenance

* Knowledge of basic construction and maintenance tools and equipment is desirable

* Safe motor vehicle operations and maintenance

* Fundamentals of reading, writing, and arithmetic at the high school level

* General understanding of building maintenance work and equipment and materials

* Acceptable work habits and practices

Building Maintenance Worker II:  

In addition to list above for the Building Maintenance Worker I, all higher levels must also have knowledge of:

* Building maintenance and construction methods, practices, tools, and techniques used to maintain building infrastructure including HVAC, plumbing, electrical, and other building maintenance systems or components

* Local, state, and federal laws and regulations pertaining to public safety, health, accessibility, and sustainability applicable to public buildings
