Overview
The Leasing Manager is responsible for overseeing the leasing activities of a real estate property or portfolio. This managerial role involves developing and implementing strategic leasing plans, managing tenant relations, and ensuring optimal occupancy rates. A Leasing Manager needs to have excellent communication and negotiation skills to interact effectively with prospective and existing tenants. They should be adept at financial analysis to assess the market trends and competitive landscape.
In addition to sales acumen, the Leasing Manager must possess a strong understanding of legal regulations and property management software. This position is pivotal in driving revenue growth and enhancing the value of real estate assets.
- Develop and implement strategic leasing plans to optimize occupancy rates.
- Oversee and guide the daily leasing operations and staff performance.
- Maintain strong relationships with existing tenants and address their concerns.
- Conduct market research to stay informed of competitive leasing rates and terms.
- Prepare and manage leasing documentation, including contracts and lease agreements.
- Collaborate with marketing teams to promote properties and attract potential tenants.
- Negotiate lease terms with prospective tenants to ensure optimal agreements.
- Monitor property maintenance needs and coordinate with maintenance teams as necessary.
- Analyse financial reports to track leasing activity and revenue projections.
- Ensure compliance with local, state, and federal real estate laws and regulations.
- Review and approve tenant applications and conduct background checks for prospects.
- Train and mentor leasing team members to meet performance goals.
- Bachelor’s degree in real estate, business administration, or equivalent field.
- Minimum of 3-5 years of experience in property leasing management.
- Proficiency in property management software and MS Office applications.
- Strong understanding of real estate leasing laws and financial principles.
- Excellent communication, negotiation, and customer service skills required.
- Proven track record of meeting or exceeding leasing revenue targets.
- Ability to manage multiple properties and projects simultaneously under deadlines.
