Performs intermediate skilled technical work performing electrical, plumbing and HVAC maintenance and repairs, maintaining public facility upkeep, maintaining inventory, and related work as apparent or assigned. Work is performed under the moderate supervision of the Building Superintendent.
Essential Functions / Typical Tasks:- Performs repairs to disconnects, breakers, lighting circuits, ballasts, motors, and controls and repairs to interior and exterior lighting; replaces photo eyes and timers; pulls new wire and conduit and replaces outlets; wires in new equipment.
- Replaces drain lines; installs and repairs water lines; installs expansion tanks, backflow devices, check valves, and shut off valves; installs water fountains, water filtration devices, toilets, urinals, sinks, and garbage disposals; cleans and maintains grease traps; cleans debris from roofs and window well pits; replaces hot water tanks; installs heating systems and maintains piping for systems.
- Performs repairs on heating systems and pumps; inspects safety controls; replaces rusty or pitted pipe; cleans or replaces check valves and shutoff valve; opens boiler to wash debris out for inspection; checks and replaces electrical controls.
- Performs repairs to cooling systems.
- Determines and purchases necessary equipment and supplies for repairs and maintenance projects.
- Performs aerial work using a ladder, lift, scaffold or a bucket truck.
- Performs general facility upkeep and maintenance.
- Coordinates with contractors on City projects and performs follow-up work as needed.
- Performs carpentry, masonry, concrete repair and tile work; repairs broken desk drawers and broken file cabinets; performs general office remodeling.
- Performs clean up duties after job completion.
Skills and Abilities
General knowledge of maintenance and repair of facilities, including electrical, plumbing and HVAC systems; general knowledge of the use of common hand and specialized power tools required in the work; general knowledge of the safe use and operation and preventive maintenance of electrical and mechanical equipment.
Ability to read and understand blue‑prints and to follow manufacturer's instructions; skill in performing intermediate carpentry work; skill in the use of equipment to which assigned; ability to perform manual labor for extended periods, often under unfavorable weather conditions; ability to establish and maintain effective working relationships with associates.
Education, Experience, andSpecial Requirements
High school diploma or GED and moderate experience in the building trades and/or facility maintenance, or equivalent combination of education and experience.
Physical RequirementsThis work requires the occasional exertion of up to 50 pounds of force; work regularly requires standing, walking, using hands to finger, handle or feel, stooping, kneeling, crouching or crawling and repetitive motions, frequently requires speaking or hearing, climbing or balancing, reaching with hands and arms, tasting or smelling and pushing or pulling and occasionally requires sitting; work has standard vision requirements;
vocal communication is required for expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions to others accurately, loudly or quickly; hearing is required to perceive information at normal spoken word levels; work requires visual inspection involving small defects and/or small parts, using of measuring devices, assembly or fabrication of parts within arm’s length, operating machines, operating motor vehicles or equipment and observing general surroundings and activities;
