Responsible for scheduling, monitoring, and performing preventative maintenance and apartment turns, diagnosing problems and repairs across HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, and appliances. Additional duties include ensuring work order requests are responded to promptly, timely and efficient completion of residential units, customer service to tenants, on-call pager service, inspections for safety and cleanliness, assistance with vendor scheduling and bids, purchasing supplies within budget, preparing property invoices, communicating with supervisor, participating in training, compliance with company standards and regulations, lifting and moving duties, and other duties as required.

• Schedule, monitor, and perform preventative maintenance and apartment turns.
• Diagnose problems and repairs in HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, appliances.
• Ensure that work order requests are responded to promptly and professionally.
• Ensure residential units have been turned in in a timely and efficient manner, and verify work completion.
• Provide excellent customer service to prospective and current tenants, promoting a quality living experience for all residents.
• Provide on-call pager service when scheduled and perform emergency maintenance work when required.
• Inspect buildings and grounds to ensure safety and cleanliness, and alert Maintenance to items that need repair.
• Assist supervisor with scheduling and communicating with vendors and contractors.
• Assist supervisor with obtaining bids from outside contractors, and oversee contractor work for completeness.
• Assist with purchasing maintenance supplies for the property while staying within the planned budget.
• Prepare and submit property invoices in accordance with established guidelines.
• Communicate with supervisor regarding the overall maintenance function of the property.
• Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
• Comply with all Company National Standards, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws.
• Frequently lift and/or move up to 75 lbs, with occasional heavier lifting as needed.
• Perform other duties as required.

• High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and residential maintenance experience.
• EPA 608 Certification and HVAC certification (asset).
• Experience with painting (asset).
• Must be highly motivated and able to work independently.
• Painting experience.
