We are looking for a Maintenance Technician to undertake the responsibility to preserve the condition and function of our community. Our goal is to keep the buildings and common areas in the best possible condition and to provide exceptional service to our residents.
Our ideal candidate will be a jack-of-all trades, with in depth knowledge of facilities maintenance procedures. To excel in this position, you must be an outstanding problem-solver with exceptional communication and organizational skills. You will collaborate with team members on a day-to-day basis to assess and respond to maintenance issues. Each day will be unique, requiring a diverse set of skills.
ESSENTIAL DUTIES AND RESPONSIBILITIESof Maintenance Technician include the following. Other duties may be assigned.
- Performs daily service, routine and preventative maintenance in units, common areas and all grounds.
- Performs apartment maintenance including prep work and painting.
- Prepares move-in inspection report with new residents.
- Prepares move-out inspection report with vacating residents.
- Performs night duties:
Assists with lockouts, noise complaints, property review, towing of cars, emergency work orders, and other emergencies that may arise. - Participates in On-Call schedule with a $2.00 increase pay.
- Performs self-safety inspections around complex and with co-workers.
- Repair’s roof, plumbing, electrical, appliance and carpentry for complex.
- Track’s key/lock system and changes locks as needed.
- Installs new appliances such as dishwashers, ranges, and refrigerators.
- Coordinates and/or completes all work orders. Refers special requests to Site Manager.
- Attends annual pool and spa maintenance certification classes.
- Maintains and updates specialized certifications, as necessary.
- Monitor’s activities of vendors as needed.
- Performs special projects as needed, such as parking maintenance, and other semi-skilled tasks.
- Posts notices (i.e.: evictions, informational, etc.) as needed.
- Provides routine and preventative maintenance for pool/spa.
- Cleans and maintains all other property amenities, to include cabana, spa, etc.
- Hauls garbage as needed.
- Assists in the inventory of the on-site supplies.
- Repairs and repaints interior and exterior of common areas as needed.
- Refinishes woodwork as needed.
- Cleans up job debris and puts tools away daily and at completion of job assignment.
- Attends all required internal and external training sessions.
- Performs all other job-related duties, as necessary.

EDUCATION, EXPERIENCE, TRAINING OR SKILLS- High School Diploma or equivalent desired but not required.
Must also have:
- Demonstrated ability to understand and carry out both verbal and written instructions and directions.
- Demonstrated proficiency in areas of plumbing, electrical and carpentry.
- Demonstrated ability to work cooperatively with co-workers.
- Valid state driver's license.
- Valid auto insurance is required.
- Reliable transportation required for travel to MDC sites to assist with projects or duty assignments, employee is required to use personal vehicle.
- Proof of classroom hours in any industry related courses as approved by property manager.

This position is frequently required to: stand, walk, sit, reach and climb; grasp 10 lb. objects; lift 50 lbs. and carry for 20 feet; push and pull 100 lbs. This position is occasionally required to: push and pull 500 lbs. on carpet/appliance dolly; kneel, squat, bend, twist, lift, drive and crawl.
