Summary

The Maintenance Technician is responsible for the general maintenance and repair of residential or commercial properties managed by the company. This position ensures the physical aspects of the properties meet company standards for safety, appearance, and functionality. The technician plays a key role in delivering excellent customer service and resident satisfaction.

Essential Duties and Responsibilities
  • Perform routine maintenance and repair tasks including HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Respond promptly to service requests and complete work orders efficiently.
  • Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
  • Conduct regular property inspections and identify needed repairs or hazards.
  • Assist in implementing preventive maintenance programs for building systems and equipment.
  • Maintain tools, equipment, and maintenance areas in a clean and orderly condition.
  • Ensure proper disposal of trash and debris around the property.
  • Communicate effectively with residents, team members, and supervisors.
  • Participate in on-call rotation for after-hours maintenance emergencies.
  • Follow all safety guidelines and OSHA standards.
Required Skills, Education, and Experience
  • High school diploma or equivalent required.
  • 2+ years of experience in general building maintenance or similar role preferred.
  • Experience in multi-family or commercial property maintenance preferred.
  • Basic knowledge of HVAC, plumbing, electrical, and general repairs.
  • Ability to use standard tools and equipment safely and effectively.
  • Strong troubleshooting and problem-solving skills.
  • Ability to work independently and manage time efficiently.
  • Good communication and interpersonal skills.
Physical Demands
  • Ability to lift and carry up to 50 lbs.
  • Frequent standing, walking, bending, kneeling, and climbing ladders.
  • Work in indoor and outdoor environments under varying weather conditions.
  • This position may require travel between properties within the assigned portfolio. Some weekend or evening work may be required to respond to emergencies or meet deadlines.
  • Driving:
    Valid driver’s license required for travel between properties or to attend meetings.
Compensation and Benefits

The total compensation package includes eligibility for:

  • Discretionary annual bonuses based on company and individual performance
  • Monthly commission opportunities related to specific property or portfolio performance
  • Monthly cell phone stipend of $55.00
  • Auto allowance per pay period in lieu of mileage reimbursement
