The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Essential Duties & Responsibilities- Property leasing and administration.
- Regular/daily onsite attendance.
- Show, lease, and move‑in prospective residents; greet, qualify, tour the community, and sign a lease.
- Conduct all functions necessary to close leases, including appointments, lead generation, tours, unit maintenance, and all follow‑up.
- Complete all leasing paperwork before move‑in.
- Assist with lease audits, unit walks, and turnover process.
- Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours.
- Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
- Perform various administrative tasks as needed.
- Handle resident complaints, concerns, and requests to ensure satisfaction.
- Assist in developing and implementing resident retention programs (e.g., events, promotions, newsletters).
- Contribute to general upkeep and cleaning of office, common areas, and model units.
- Support marketing and outreach activities and annual marketing plan implementation.
- Analyze market data and maintain weekly market survey reports.
- Deliver excellent customer service and monitor service request turnaround.
- Project a favorable image of the community to achieve objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce community policies as delegated by the supervisor.
- High School Diploma or equivalent.
- Basic computer and on‑site software skills.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement around premises; communication with others.
- Often required to stand, sit, or ascend/descend ladders, stairs, scaffolding, etc.
- Occasionally required to lift or move up to 25 lbs, operate machinery, vehicles, or golf carts, and work in various environments.
Salary Range: $24–$26 per hour. Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with matching, commissions and performance bonuses, paid sick days, and company holidays.
