We are seeking a motivated and experienced Asset Manager to oversee a portfolio of multifamily, flex industrial, and office properties and drive operational excellence. This position requires a strategic mindset, hands‑on management, and collaboration with third‑party property management teams, construction partners, and stakeholders. The role combines operational oversight, financial analysis, and capital planning to optimize the performance and value of our assets.

Responsibilities

Portfolio Performance Management
  • Directly oversee a portfolio of multifamily assets, ensuring operational excellence, tenant satisfaction, and financial performance.
  • Collaborate effectively with third‑party property management firms to achieve property goals and adhere to budgets.
  • Coordinate lease‑ups for newly developed properties, ensuring compliance with governing requirements (MFTE and MHA).
  • Grow into managing select few commercial and flex‑industrial assets over time.
Market Analysis and Strategic Planning
  • Monitor market conditions and adjust strategies to optimize asset performance; track trends in real estate, construction, and operations to inform decision‑making.
  • Develop and implement leasing strategies and work with Property Manager to maintain high occupancy levels.
  • Support Acquisitions team in underwriting new acquisitions and evaluating various investment opportunities.
Regulatory Compliance and Risk Management
  • Ensure compliance with federal, state, and local real estate regulations, including Fair Housing and HUD guidelines.
  • Ensure property managers identify/resolve life‑safety issues and manage insurance claims.
  • Represent ownership in public meetings and maintain relationships with regulatory agencies.
Capital Planning and Project Management
  • Oversee capital improvement projects, including budgeting and project execution.
  • Partner with construction and development teams to ensure projects are completed on time and within budget.
  • Identify and implement value‑add opportunities, including renovations and upgrades to both common areas and apartment units.
  • Prepare and facilitate loan draws as required to fund capital expenditures.
Investor and Stakeholder Relations
  • Prepare and deliver reports and presentations for investors, lenders, and other stakeholders and respond to investor inquiries on asset performance.
  • Serve as a liaison between property management, development, and financial teams to ensure cohesive execution of business plans.
Budgeting, Reporting, and Financial Analysis
  • Review annual business plans, operating budgets, and financial forecasts.
  • Generate or work with third‑party service providers to produce monthly, quarterly, and annual financial and performance reports for internal stakeholders and investors.
  • Create and maintain asset management tools to consistently track and analyze asset performance over time.
  • Analyze financial statements, market studies, and other data to identify opportunities for improvement while managing project cash flows to ensure long‑term financial resilience.
Qualifications
  • Bachelor’s degree in finance, real estate, business, or a related field.
  • 3‑5 years of experience in property or asset management with emphasis on multi‑family leasing and managing capital improvement plans.
  • Proficiency in budgeting and reporting.
  • Knowledge of Seattle’s and Washington State’s affordable housing programs preferred.
  • Strong communication/interpersonal skills to build relationships with diverse stakeholders.
  • Proven ability to manage multiple projects, prioritize tasks, and meet deadlines in a fast‑paced environment.
  • Expertise in Microsoft Office Suite, property management software (e.g., Yardi, App Folio), and financial tools.
  • Ability to be in‑office most days of the week with flexibility to regularly visit portfolio properties throughout the region.
