Salary Range

Salary range is $75k to $155k, with a midpoint of $113k.

General Purpose

Under general direction, supervise and lead maintenance, repair, and rehabilitation of facilities and related systems. Participate in the analysis of highly complex and technical facilities maintenance issues. Develop, field verify, and implement effective and efficient facilities maintenance solutions. Provide direct oversight of contractors, vendors, partner agencies, and in‑house facility staff to ensure full compliance with Sound Transit, local, state, and federal policies, procedures, rules, and regulations.

Functions
  • Supervise area workflow and prioritize work orders; analyze the work order process to identify improvement opportunities; assess emerging conditions, order immediate repairs, and consult with the Area Manager on repairs, prioritization, asset replacement, and condition assessments.
  • Ensure maintenance plans are current and maintain relevant documents for each assigned facility, responding to inquiries and complaints.
  • Coordinate, schedule, assign, lead, and inspect daily work activities of assigned staff, consultants, partner agencies, and contractors.
  • Coach and train staff on organizational protocols, health and safety requirements, and facility maintenance principles; measure performance and take corrective action when necessary.
  • Perform regular documented facility inspections and supervise inspections performed by internal staff; record data, enter service requests, and document inspections.
  • Oversee partner agencies, perform quality control, and ensure best practices and code compliance; collaborate with partners and coordinate work activities.
  • Prepare documents such as scopes of work, independent cost estimates, and technical specifications; collaborate with design staff; present approvals to committees and boards; manage scope, quality, schedule, costs, and risk; negotiate and approve change orders; forecast future work for budget and schedule purposes; report status of contracted work.
  • Provide maintenance input on designs for new and modified facilities; analyze operations and maintenance risk factors; recommend methods to minimize and control risk; evaluate total cost of ownership; review deliverables and commissioning activities; perform field inspections before transition.
  • Participate in meetings related to assigned roles; compile notes; become conversant with all facilities‑relevant concepts; produce routine reports documenting progress toward division goals.
  • Champion and model Sound Transit’s core values and demonstrate values‑based behaviors in everyday interactions across the agency.

Minimum Qualifications
  • Associate’s degree in Transportation Management, Railroad Operations Safety, Business Administration, Public Administration, Labor Studies, Human Resource Management, or a closely related field.
