We are seeking an experienced Community Manager for a 133‑unit community, Eastlake 2851! This is an excellent opportunity for someone looking to grow their career with a great company in a convenient location.
SUMMARYThis person is responsible for the overall supervision and performance of the property. Some additional duties and responsibilities include but aren’t limited to:
- Responsible for hiring, training and developing a competent team.
- Manages daily operations directly or indirectly such as reviewing daily rent recommendations and identifying opportunities to maximize income.
- Collects rents, implements timely legal delinquent rent procedures; ensures resident insurance compliance; maintains screening criteria and policies; implements resident retention procedures; completes weekly reports and invoices accurately; ensures data input; completes required reports.
- Reviews and analyzes monthly performance; completes variance reports; initiates annual budgets and forecasts.
- Identifies potential market challenges; educates self, staff and regional manager about competitors and conditions in the marketplace; creates effective marketing plans.
- Ensures recurring contract work (unit cleaning, painting, landscaping) is bid out routinely for quality and best price; confirms contractor insurance and lien waiver requirements; monitors quality and timeliness of contractor performance.
- Ensures OSHA and other safety procedures are implemented; educates team on safety precautions; confirms up‑to‑date MSDS information is available.
- Collaborates with the maintenance supervisor to identify potential repairs or capital projects; confirms quality curb appeal meets standards; identifies risk management issues.
- Reads, follows, and implements the company and employee handbooks, property policy manuals, and other governing documents.
- Excellent problem‑solving, interpersonal and communication skills and leadership/supervisory skills.
- At least 2 years of experience, including 1 year as an Assistant Manager.
- Excellent sales skills.
- Ability to read, analyze, and interpret general business periodicals; write reports and business correspondence.
- Ability to calculate figures such as discounts, interest, commissions, proportions, percentages, area; apply basic math concepts.
- Ability to solve practical problems in situations with limited standardization.
- Knowledge of operations software used at the property level:
Outlook, Internet software, Excel, and Word.
Salary range: $75,000‑$79,000 annually.
Includes 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location.
Full‑time employees working 30‑40 hours per week are eligible for medical, dental, vision, other voluntary benefits, and vacation accrual. Sick time accrual is provided in accordance with law.
