Description

Salary range is $75k to $155k, with a midpoint of $113k. New hires typically receive between minimum and midpoint, however, we may go slightly higher based on experience, internal equity and market.

Under general direction, supervises and leads maintenance, repair, and rehabilitation of facilities and related systems. Participates in the analyses of highly complex and technical facilities maintenance issues. Develops and field verifies the implementation of effective and efficient facilities maintenance solutions. Provides direct oversight of contractors, vendors, partner agencies, and in-house facility staff to ensure full compliance with ST, local, state, and federal policies, procedures, rules, and regulations.

The following duties are a representative summary of the primary duties and responsibilities. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional, position-specific duties.

• Supervises area workflow and prioritization of work orders; analyzes the work order process to uncover opportunities for improvement; assesses emerging conditions, orders immediate repairs as needed, and consults with Area Manager on repairs, work prioritization, asset replacement, and condition assessments; ensures that maintenance plans are kept current and relevant documents are on file for each assigned facility; responds to and resolves inquiries and complaints.
• Supervises, coordinates, schedules, assigns, leads, and inspects the daily work activities of assigned staff, consultants, partner agencies, and contractors.
• Coaches and trains staff in organizational protocols, health safety requirements, and facility maintenance principles; measures the performance of assigned staff and takes appropriate corrective action when necessary.
• Performs regular, documented facility inspections and supervises facility inspections performed by internal staff; ensures requisite data is recorded, service requests are entered as needed, and inspections are properly documented.
• Performs direct oversight of partner agencies; performs quality control of the work to ensure best practices and code compliance; ensures adherence to agreements with Sound Transit partners including cities, jurisdictions, and agencies; collaborates and coordinates work activities with Sound Transit partners.
• Prepares documents including scopes of work, independent cost estimates, and technical specifications necessary to procure contracted goods and services; collaborates with design staff to produce design documents as necessary; prepares and presents requisite information to approval committees and boards; coordinates and tracks contracted scope of work; manages scope, quality, schedule, costs, and risk; ensures proper adherence to all applicable codes and design practices;
  
  negotiates and approves change orders; forecasts future work for budget and schedule purposes; collaborates with Contract Administrators, Finance, and Business Support Services staff; reports on status of contracted work.
• Provides maintenance related comment and input on designs for new and modified facilities; analyzes operations and maintenance risk factors using experience and knowledge; recommends methods to minimize and control risk. Evaluates the Total Cost of Ownership (TCO), reviews submittal/deliverable documentation, and assesses commissioning activities for new or modified facilities.
