Job Purpose :
Manages multiple properties in various locations throughout Puget Sound, through leadership, staff supervision, and lease up of new properties, maintaining low vacancies; negotiating and enforcing leases; maintaining the asset.

Duties and Responsibilities :

Review, monitor and evaluate monthly financial statements for each community within the portfolio and prepare monthly variance and operating reports

· Supervise, authorize, monitor and administer contract services, repairs, and supplies, as well as approve expenses that exceed on‐site authority at each community within

· Ensure proper contract, insurance, and scope of work that accompanies every capital repair or project on site

· Implement, monitor, and evaluate the status of all projects on site including basic turnovers, capital projects, special projects, and contractor or staff repairs.

· Monitor and achieve acceptable levels of unit turnover, market and renewal rates, occupancy, delinquency, bad debt, expiration's and renewals for each community within the management

· Review regularly relevant rent roll reports, lease renewal reports, expiration management reports, monthly operating summary reports and financial statements to direct focus and priorities for the property

· Assess, maintain and anticipate appropriate marketing tools to maximize qualified traffic at each community within portfolio while minimizing unit turnover and vacancy time

· Monthly audits of tenant files to ensure compliance

· Implement, monitor, and ensure proper, timely, and accurate record keeping (e.g., lease files, vendor files, invoices, replacement schedules, payroll, move‐out dispositions, bank deposits) on each community within management portfolio.

· Monitor and evaluate standards for acceptable outer appeal and cleanliness of all communities within the management

· Implement, monitor and evaluate standards for unit turns, service requests, grounds and other maintenance‐related responsibilities at each community within the management

· Recognize and offer appropriate alternatives for deferred maintenance, capital needs, and life/safety issues at each community within the portfolio.

· Implement and evaluate proper staffing needs for each community within management portfolio to maximize net income and resident retention

· Ensure the maximum level of service and commitment to resident retention at each community within the portfolio

· Oversight of multiple properties. Responsible for the timely lease-up of new properties in Seattle.

· Conduct weekly site visits, which include inspecting units, the property’s common areas, maintenance storerooms, exterior, and interior.

· Complete annual reports to multiple funders on time and accurately. Accompany funders on-site for annual inspections. Respond to funders regarding deficiency issues noted at the property.

· Handle other duties as assigned by the Director of Housing.

Minimum Qualifications :

· Associate Degree in Property Management, degree in any other field directly related to property management or equivalent experience

· Minimum of five years of experience at a senior management level in residential property management, facilities management, or housing programs and services.

· Strong management, team-building, and interpersonal skills.

· Excellent verbal and written communication skills.

· Ability to work with people of diverse economic, social, and ethnic backgrounds.

· Commitment to learning about and embracing the Housing First model.

· Commitment to and interest in housing very low-income and homeless people and working with housing and human services.

· Demonstrated ability to develop and implement new policies and procedures and to manage operations in a growth model.
