The Eden and Orion have an immediate opening for an experienced Senior Maintenance Technician. This position will split time at The Eden and Orion. Our team members are high performers that care about customer service and exceed expectations. The Senior Maintenance Technician plays a critical role in our success. This role performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

In addition to competitive base pay, we offer housing discounts up to 40% at Greystar communities, a cell phone allowance, monthly bonus incentives, a robust benefits and perks package, and an hourly range of $28.00 – $30.00. Additional compensation may include quarterly or annual bonus programs for corporate positions, or weekly, monthly, and/or quarterly bonus programs for onsite property positions.
Key Responsibilities- Complete resident service requests and repairs in a timely manner (including appliance repairs).
- Prepare apartments for new move‑ins by completing the “make‑ready” process.
- Maintain cleanliness of exterior buildings and parking areas.
- Assist with vendor management and other duties.
- Perform routine maintenance and inspections for equipment.
- Complete assigned work orders from resident requests and preventive maintenance, diagnose issues, and make repairs in accordance with policies, procedures, safety standards, and code requirements.
- Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
- Follow procedures for accessing materials, supplies, equipment, tools, and other items from the maintenance department, track inventory, return unused items, and notify the supervisor of re‑ordering needs.
- Complete documentation and paperwork accurately to track service requests.
- Assist in maintaining grounds, common areas, and amenities by collecting trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage.
- Support cost‑cutting and expense‑control programs by fixing parts instead of replacing, practicing correct tool usage, and avoiding waste.
- Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA training, and report accidents promptly.
- Periodically inspect work performed by contractors and vendors to verify quality standards, scope, and specifications.
- Assist in routine and periodic property inspections to identify safety concerns, maintain property condition, and communicate concerns to management.
- Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing.
