Roving Building Engineer

Responsibilities

• Routine Inspections & Maintenance – Perform weekly property inspections, including retention ponds, sewer/sump pumps, landscaping, signage, tenant amenities, parking lots, and building exteriors.
• Bi‑weekly checks of electrical and fire pump rooms, monument signs, façades, dock areas, and vacant spaces.
• Monthly inspections – roof checks, meter readings, lockbox verification, and generator/fire pump runs.
• Quarterly tasks – exterior lighting surveys, HVAC service, and lighting time clock adjustments.
• Annual building evaluations, tenant events, and emergency response planning.
• Weather‑Related & Seasonal Maintenance – Inspect and clear roof drains before and after heavy rain, snow, or ice events; remove roof debris during leaf/needle fall season.
• Emergency & Incident Response – Serve as the first responder for after‑hours calls; investigate and resolve issues or upscale as needed; coordinate emergency repairs and provide documentation for insurance claims.
• Vendor & Project Management – Direct and oversee vendors; provide access and escort; assist PMs with project scope, proposals, and coordination; manage work order system.
• General Duties – Ensure vacant spaces ready for tours; perform minor repairs; oversee electrical testing (infrared scans every 3 years; arc flash testing every 5 years, if certified).

• High school diploma or equivalent; technical certification preferred.
• 3+ years of experience in property maintenance, building operations, or facilities management.
• Knowledge of HVAC, electrical systems, plumbing, and general building maintenance.
• Ability to respond to emergencies and work flexible hours, including on‑call shifts.
• Strong communication and organizational skills; proficiency with work order systems.

Pay:$43/HR+ DOE (hourly range or hourly rate; specific offer varies based on experience, skills, abilities, geographic location, and alignment with market data.)
