Job Overview:

As the Maintenance Supervisor, you will play a pivotal role in ensuring that our properties are well-maintained while emphasizing accountability and legendary customer service. You will be responsible for overseeing all maintenance activities, managing the maintenance team (as applicable), and maintaining strong relationships with residents and vendors.

Essential Functions:

Accountability:
  • Ensure that all maintenance tasks are completed promptly, efficiently, and to the highest quality standards.
  • Maintain accurate records of maintenance activities, including work orders, inspections, and inventory.
Legendary Customer Service:
  • Lead by example in delivering legendary customer service to our residents, responding promptly to their maintenance requests and inquiries.
  • Establish and maintain positive relationships with residents, addressing their concerns and ensuring their satisfaction.
  • Proactively communicate with residents about maintenance activities and provide updates on the status of their requests.
Team Leadership:
  • Supervise and mentor the maintenance team, providing guidance, training, and support as needed.
  • Delegate tasks effectively, ensuring that work is distributed evenly and completed on time.
  • Foster a positive and collaborative work environment where team members feel valued and motivated to perform their best.
Maintenance Operations:
  • Oversee all maintenance activities, including preventive maintenance, repairs, and renovations.
  • Conduct regular inspections of the property to identify maintenance needs and safety hazards.
  • Coordinate with vendors and contractors to ensure that maintenance tasks are completed efficiently and to specifications.
Safety and Compliance:
  • Ensure compliance with all relevant health, safety, and environmental regulations.
  • Implement and enforce safety protocols and procedures to minimize risks and ensure the well-being of residents and staff.
Qualifications:
  • High school diploma or equivalent; additional technical certifications or training preferred.
  • Minimum 5 years of experience in apartment maintenance with at least 2 years in a supervisory role.
  • Strong leadership and interpersonal skills, with a focus on accountability and customer service.
  • Technical proficiency in HVAC, plumbing, electrical, and general maintenance tasks.
  • Knowledge of property management software and basic computer skills.
  • Availability to work evenings, weekends, and on-call as needed.
  • Valid Driver's License and Proof of Insurance.
Physical Requirements:
  • Ability to stand, walk, bend, climb stairs and ladders, and perform hands-on maintenance tasks throughout the workday.
  • Ability to lift, carry, push, or pull tools and materials weighing up to 50 lbs on an occasional basis.
  • Ability to work indoors and outdoors in varying weather conditions and access mechanical, utility, and elevated areas.
  • Ability to safely operate hand tools, power tools, and maintenance equipment.
  • Ability to communicate effectively, follow safety procedures, and use mobile devices or computers for work orders.
