The PositionWe are seeking an NPSIRE Inspector to conduct Housing Quality Standards (HQS) inspections, ensuring properties meet SHA and HUD compliance requirements. Responsibilities include identifying and documenting deficiencies, preparing reports, negotiating contract rents, and determining utility arrangements.
Education- High school diploma required, plus two years of college or vocational/technical training
- OR substitute with two additional years of relevant work experience
- Nan McKay certification preferred, but not required
- Minimum five years in property management, program administration, or related fields within public or subsidized housing
- Includes at least two years in:
- Building inspections
- Construction
- Property management
- Technical trades (e.g., plumbing, electrical, HVAC)
- Equivalent combinations of education and experience may be considered
- Valid Washington State Driver’s License with insurable driving record
- CPR and First Aid certification (within six months of hire)
- NSPIRE certification (within six months)
- Lead-Based Paint Condition Assessment certification (within six months)
- Conduct HQS inspections to ensure compliance with HUD, SHA, and local housing standards
- Identify, document, and communicate property deficiencies; recommend corrective actions
- Analyze market data and negotiate contract rents within HUD guidelines
- Coordinate maintenance work orders and provide technical support to staff and residents
- Perform visual inspections for Lead-Based Paint and ensure proper remediation procedures
- Resolve complex inspection issues and conflicts involving tenants, owners, and staff
- Prepare reports and documentation for internal and external stakeholders
- Detect potential fraud and support legal proceedings when necessary
- Promote continuous improvement in operations and service delivery
- Uphold safety standards and participate in emergency preparedness activities
