ScheduleMonday‑Friday, 8:00 AM – 5:00 PM (40 hours per week)

- General supervision and support for the maintenance team at assigned properties.
- Perform minor and routine maintenance: painting, plumbing, electrical wiring, construction, janitorial, appliance upkeep, and other related tasks.
- Ensure repairs are managed in a timely and appropriate manner.
- Initiate, perform, and oversee maintenance projects up to $1,000; PM approval required for projects over $300.
- Collaborate with the Community Manager on maintenance‑related and capital improvement activities.
- Develop scopes of work and secure qualified contractors to bid on projects.
- Maintain grounds and property: pick up trash, clear breezeways, sidewalks, and maintain landscaping, fences, and walls.
- Maintain sidewalks and parking lots, including snow removal, line painting, and stenciling as needed.
- Turn over vacant apartments, ensuring they are rent‑ready within 5‑10 days.
- Schedule and conduct pre‑moveout inspections, provide repair cost estimates, and communicate with residents.
- Perform routine inspections of smoke detectors, appliance filters, air handlers, and other systems.
- Maintain vendor relationships, negotiate pricing, and update approved vendor lists.
- Assist Property Manager in meeting facility needs and implementing policies, standards, and procedures.
- Requisition supplies, purchase tools and equipment, and keep the storeroom/shop clean, safe, and organized.
- Prepare and complete maintenance requests and work orders within 3‑5 working days; update the Property Maintenance Log daily.
- Conduct regular preventative maintenance inspections of all units.
- Notify Community Manager of safety issues and lease violations.
- Respond promptly to after‑hours calls and complete necessary repairs.
- Assist in setting specifications, soliciting bids, reviewing contractor qualifications, and monitoring performance on major renovations or repairs.
- Travel as required for in‑person classes and annual education conferences.
- Perform other duties as assigned.
- Associate degree or equivalent 2‑year college/technical school, or 5‑7 years related experience; CAMT preferred.
- Valid driver’s license and insurance.
- Ability to read and interpret safety rules, operating instructions, and procedure manuals.
- Ability to write routine reports and correspondence; ability to speak effectively to groups of customers or employees.
- Basic mathematical skills (addition, subtraction, multiplication, division, rate, ratio, percent).
- Reasoning ability to solve practical problems and interpret instructions.
- Physical demands: regular walking, hand use, reaching, climbing, stooping, kneeling, crouching, crawling, standing, occasional sitting; lifting 50‑75 lbs regularly, occasionally over 100 lbs; good vision including close and distance.
- Employees must supply their own tools; write a list of required tools within 60 days of employment.
