The Maintenance Supervisor is responsible for managing the on‑site maintenance team at their assigned property and ensuring that the physical aspects of the community meet Pillar’s established standards.

What You’ll Do
  • Lead the on‑site maintenance staff and participate in the diagnosis of problems and repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structural, and appliance.
  • Maintain all apartments and common areas with preventative maintenance as the standard.
  • Conduct a daily inspection of both the interior and exterior of the community for any maintenance issues and document them in the appropriate log.
  • Ensure all repairs and improvements are made to vacant apartments in a timely manner.
  • Responsible for all in‑house plumbing systems (e.g., sinks, toilets, bathtubs, hot water tanks, etc.).
  • Responsible for minor electrical work within units and common areas (e.g., light switches, wall outlets, garbage disposals, fixtures, exhaust fans, make up air units, etc.).
  • Manage the regularly scheduled paint touch up program for the entire community.
  • Responsible for the painting of apartments and the majority of common areas.
  • Inspect apartments when notice to vacate is given for any necessary work.
  • Maintain a daily log of hot water temperatures.
  • Conduct monthly, quarterly, semi‑annual, and annual testing and maintenance to community equipment as appropriate.
  • Assist with training and development of safety procedures and hazardous communications.
  • Complete all written work orders assigned in a timely manner.
  • Ensure all vehicles are maintained in safe and good running condition and document as required.
  • Respond to all community emergencies as requested.
  • Play an active role in the monthly safety meetings and act as chair.
  • Develop operating income/expense budgets and capital budgets which reflect the owner's objectives for operations at the property.
  • Familiarize and implement company approved technologies, systems, and procedures related to the property and building management.
  • Plan, organize, schedule, and check performance of maintenance programs.
  • Identify, plan, and effectively use authorized maintenance resources within budgetary guidelines for requisitioning special tools and rental equipment.
  • Require prompt reporting and repair of property and building assets.
  • Provide sufficient time on training schedules for performance of preventative maintenance on assigned properties and building assets according to maintenance policies, techniques, and practices.
  • Utilize appropriate measurement and diagnostic equipment for troubleshooting to minimize disassembly and the unnecessary installation of new repair parts and waste of serviceable parts.
  • Develop and maintain a high degree of maintenance discipline including prevention of equipment abuse. Take appropriate action in instances of abuse.
  • Ensure personnel are properly trained and licensed, if necessary, for the equipment they operate and the work to be performed.
