Job Summary:

The Director of Construction will direct and oversee Onvo's large-scale construction projects from conception until completion - working with the support of the Development and Operations Teams to develop new Travel Plazas in Onvo's target markets. The overall objective of the Director of Construction is to work with the Development Team and provide guidance in establishing construction management systems and processes that facilitate the consistent delivery of Onvo's construction assets on-time and on-budget.

The Director of Construction will serve as a direct liaison between Management and all non-Onvo construction personnel

Essential Functions:
  • Design and Plan Review - review site plan and interior plan and provide solutions that improve the operational efficiency of the finished product and reduce cost (value engineering).
  • Scope of Work - review scope of work and define key deliverables
  • Bid Process - in conjunction with the Development team, review and assist in the negotiation of bids.
  • Construction Standards - reviewing and advising on appropriate contract verbiage and clauses that keep the project on schedule and penalize General Contractors for delivering a project over budget and not on schedule. Additionally, ensure that construction standards are of high quality and ensure the use of proper construction standards.
  • Budgeting - establish and maintain project budget, minimizing cost overruns and approving change orders.
  • Project Timeline - maintain electronic and fluid project schedule, which establishes milestones for General Contractor and Subcontractor payment. The Director of Construction must hold the contractor accountable to the project timeline. Subsequently, verify milestone achievement per schedule, confirm quality and scope of work adhered to and audit General Contractor and Subcontractor payment requests.
  • Procurement - providing input and working with the Development Team on material and equipment purchases. Additionally, ensuring the quality of materials and efficiency of cost of Onvo's preferred suppliers.
  • Job Meetings - providing progress reports and leading weekly job meetings with General Contractors, Management, and other key project personnel.
  • Equipment Installation - assisting the Operations team in the installation of convenience/food/petroleum/IT equipment, as the project nears completion.
  • Risk Management/Insurance/Safety - ensuring Construction projects adhere to Life Safety and regulatory standards. Additionally, analyze, manage, and mitigate risks.
  • Post-Production - "As-Builts" and project closeout items for Operations handoff.
  • Resource Allocation - ensure adequate internal resources allocated for each project. Work with Development Team to identify additional resources, if needed, for the Construction Department.
  • Communication - must have excellent time management skills, written and communication skills, and good teamwork skills. Additionally, must have strong interpersonal skills, good decision-making skills, and good physical strength and stamina.
  • Mentorship - train and mentor Site Administrators for future career progression within the Construction department.
Knowledge, Skills, and Abilities:
  • Must have a thorough understanding of construction and real estate development
  • Must have strong communication skills and the ability to speak in a public forum
  • Ability to negotiate to get the best pricing on labor, materials, equipment, and other budgetary items critical to the success of the construction and real estate projects
  • Ability to develop and maintain a project schedule on Microsoft Project
  • Ability to ensure projects adhere to a budget
  • Ability to train and mentor employees
  • Must have thorough knowledge of current trends and new building standards in the construction industry
  • Must have experience in regulatory aspects of commercial construction / development i.e. permitting, environmental, etc.
  • Ability to perform all items covered in "Essential Functions"
Credentials and Experience:
  • At least 10 years of experience in commercial construction
  • At least 10 years of commercial real estate development
  • Experience in petroleum construction preferred
Physical Requirements:
  • This position may require the lifting construction materials and equipment that weigh from 10lbs to 100lbs
