The Leasing & Acquisitions Associate is primarily responsible for in-house leasing and tenant outreach for the company’s development projects, with secondary involvement in site selection and acquisitions. This role will work directly with tenants, brokers, and internal teams to drive leasing strategy, execute tenant requirements, and support the successful delivery of ground-up and redevelopment projects.
This individual will manage leasing outreach, tenant negotiations, and real-estate diligence while supporting acquisition efforts as needed.
Essential Duties –- Leasing & Tenant Outreach (Primary Focus)
- Lead in-house leasing efforts, including direct outreach to brokers and prospective retail tenants.
- Manage leasing pipelines, tenant leads, and broker relationships across active development projects.
- Assist in negotiating lease LOIs, leases, and commission agreements.
- Prepare tenant submittal packages for internal real estate committee approvals.
- Maintain a strong working knowledge of retail leasing terminology, market practices, and deal structures.
- Acquisitions & Site Evaluation (Secondary Focus)
- Support acquisition efforts through broker outreach, cold calling property owners, and targeted mailers.
- Assist in negotiating purchase LOIs and purchase agreements.
- Manage and coordinate land acquisition and leasing leads.
- Complete Site Investigation Reports (SIRs), gathering key information related to project costs, entitlements, permits, and timelines.
- Develop and update pro forma budgets and financial models related to leasing and acquisition decisions.
- Coordinate project handoff from leasing/acquisitions to the development and construction teams.
- Support the development team throughout the entitlement process as needed.
- Travel to properties to conduct site investigations and take site photos.
- Meet with property owners, brokers, and tenants to discuss potential opportunities
