The Project Manager will oversee all areas of construction throughout a real estate portfolio located in Phoenix and Tucson, Arizona. Position responsibilities include day-to-day management of development projects for the region, working with Property Management teams to facilitate shell renovations, site work, tenant improvements and ground up projects.

ESSENTIAL FUNCTIONS/TASKS:
  • Manage construction projects, track changes made to plans, and review subsequent plan iterations.
  • Make site visits to oversee quality control and inspection of work-in-progress.
  • Solicit bids, negotiate contracts and develop estimated construction budgets.
  • Develop construction drawings, specifications and schedules.
  • Coordinate plan review applications and submittal processes with local, state, and other required government agencies. Oversee project bidding/qualify contractors and bids.
  • Review all architectural, electrical, mechanical and plumbing engineered plans for accuracy and efficiency.
  • Work with facilities manager on special projects and on-going maintenance of construction processes. Help develop scopes of work, identify contractors for the work, solicit bids, write contracts and help oversee work completion.
  • Prepare monthly construction reports.
  • Finance – Proforma testing/proofing, equity/debt coordination.
  • Leasing – estimating support, Proforma analysis, design and construction management support.
  • Approve pay-apps, invoices, billings and coordination of loan draws.
  • Provide oversight of project contractors and consultants.
  • Lead project meetings and produce meeting minutes.
  • Provide managers with on-going, timely written and verbal communication regarding all projects or issues.
  • Prepare project proforma and detailed budgets.
  • Determine impact that any plan changes has on budget and, if approved, submit to general contractor for change order costs.
  • Assemble and maintain cash flow projection and valuation models.
  • Negotiate and draft contract terms and scope with design consultants and contractors.
  • Manage project documentation including approvals, agency releases/declarations/determinations, easements, covenants, tract maps, construction documents, A/E design and engineering plans and specifications, contracts/change orders, closeout documentation.
  • Secure appropriate approvals, certifications, permits, etc. from city and other government agencies as required.
  • Provide updates and distributions of Development Management status reports.
  • Maintain communication and provide timely and accurate project documentation and reporting regarding project scope, design, budget, quality and schedule agreements.
  • Additional duties and special projects as assigned.
  • Minimum 5 years’ experience in construction project management, including coordinating all phases of construction.
  • Experience in profit and loss responsibility, subcontractor management, client relations, construction estimating, overseeing new construction, additions, remodeling.
  • Excellent verbal and written communication skills.
  • Excellent organization, problem solving, analytical and multiple tasking skills.
  • Possess a positive outlook with ability to stay organized and efficient under pressure.
  • Proficient computer skills, proficient in Microsoft Office. Familiarity with Yardi Property Management System a plus.
  • Time management skills, must understand and be able to work within deadlines.
  • Ability to provide the leadership and guidance to create a positive, team approach among members of the projects.
Education:

Bachelor’s degree in construction management, engineering, or building sciences.

LICENSE OR CERTIFICATE

REQUIRED:

Valid Driver License and registered automobile.

TRAVEL REQUIREMENTS:

Some out of state travel may be required.
