The Vice President of Maintenance is responsible for a portfolio of multi-family properties and focuses on oversight of all maintenance teams and activities. This role is responsible for the maintenance performance of HVAC systems, utilities, lighting, fire/life safety, preventative programs for the portfolio, and other maintenance tasks. This position ensures maintenance functions follow company employment policies, adhere to standard purchasing procedures, comply with Occupational Safety and Health Administration (OSHA) regulations, and follow Avanti’s safety programs and protocols.

What

You’ll Do…
  • Provide leadership, direction, and execution of all maintenance projects.
  • Lead the training program for all maintenance team employees.
  • Review maintenance procedures periodically and institute changes if necessary.
  • Implement national procurement efforts to maximize maintenance spending efforts.
  • Ensure the maintenance and operation of equipment, systems, and processes for the communities meet compliance standards of all regulatory agencies including OSHA, EPA, and local, state, and federal regulations.

Requirements

What You Need to Succeed…
  • Bachelor’s degree with major course work in architecture, engineering, construction, real estate, or related field required.
  • 7-10+ years of construction and engineering/architectural experience required.
  • 5+ years of managerial or supervisory experience required.
  • Experience managing a portfolio with a minimum of 10,000+ multi-family units required.
  • Knowledge of facilities management and mechanical equipment required.
  • Knowledge of the residential real estate sector procurement process and contracting requirements required.
  • Knowledgeable of principles and practices of residential property management operation and maintenance.
  • Ability to create and monitor capital, operating, and maintenance budgets and prepare clear and concise reports.
  • Interpersonal skills necessary to resolve issues with construction, maintenance supplier, and or vendor/vendor issues.
  • Principles and practices of supervision, training, and performance evaluation.
  • Proficient computer skills including knowledge of property management software preferably YARDI.
  • Thrive in a fast-paced environment.
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.
