POSITION SUMMARY

The Senior Maintenance Supervisor oversees and performs daily maintenance operations, including repairs, turnovers, preventive maintenance, inspections, and emergency response. This role ensures safe, clean, and compliant property conditions; manages digital work orders, inventory, and purchasing; and maintains building systems such as plumbing, electrical, HVAC, and mechanical equipment. The position also supports groundskeeping, snow removal, pool care, and maintenance shop organization, while adhering to OSHA, company policies, and Fair Housing standards.

Regular travel, training participation, and additional duties assigned by management are required to support overall property performance.

ESSENTIAL FUNCTIONS
  • Executes all essential duties of the Lead Maintenance Technician and/or Maintenance Technician as needed, including repairs, turnovers, and general building maintenance.
  • Participates in ongoing property improvement planning, preventive maintenance programs, and required inspections (including State, HUD, lender, and third party unit inspections).
  • Responds to on call emergencies per schedule, returning calls within 10 minutes and arriving onsite within 30 minutes in accordance with crisis response policies.
  • Reviews daily digital work orders, updates documentation, completes requests within required time frames, and communicates delays to residents and the Community Manager.
  • Conducts routine property, building, and unit inspections, identifying and reporting unusual or unsafe conditions, lease violations, or maintenance needs.
  • Provides general plumbing, electrical, carpentry, mechanical, and appliance repairs; maintains HVAC systems, boilers, water heaters, and major equipment in safe operating condition.
  • Completes vacant unit turns, including repair, painting, cleaning, lock changes, rekeying, and preparation to meet company standards.
  • Maintains common areas, maintenance shops, mechanical rooms, pools/spas, and grounds in a clean, organized, and safe condition.
  • Executes snow and ice removal duties, ensuring required walkways and building areas are cleared by designated times and properly documented.
  • Follows preventive maintenance procedures, tests emergency equipment, replaces furnace filters, and initiates repairs that prevent future expense.
  • Manages inventory, tools, and supplies; obtains bids when needed; and secures required approvals and purchase orders before purchasing goods or services.
  • Ensures compliance with OSHA, company policies, safety procedures, MSDS requirements, key control policies, and Federal Fair Housing laws.
  • Attends required meetings and training sessions; completes mandatory online courses; and maintains regular, reliable attendance and professional conduct.
  • Travels to assigned properties as directed by Senior Management, codes travel expenses appropriately, and maintains proper use and care of company‑issued uniforms, s, and digital devices.
  • Supports additional duties as assigned, including caretaking, groundskeeping, property performance reporting, and maintenance shop setup to ensure regulatory and operational compliance.
  • Other duties assigned by supervisor.
QUALIFICATIONS
  • High school diploma required; CRMT certification preferred.
  • Minimum of 3-5 years of fulltime maintenance experience with progressively responsible onsite supervisory duties.
  • Proficiency with Microsoft Office;
    Yardi experience preferred.
  • Strong communication skills
