The Assistant Superintendent is responsible for ensuring that construction milestones and schedules are successfully maintained and followed for each assigned project. Provides guidance and direction to subcontractors to ensure a positive working environment while maintaining quality relationships between subcontractors and the Garden Communities Family of Properties (“Garden Communities”). Receives direction from the Superintendent and provides assistance as needed with the day-to-day operations.

ESSENTIAL DUTIES & RESPONSIBILITIES:
  • Conducts jobsite walkthrough daily to monitor construction and schedule progress.
  • Creates punch lists and daily track work progress.
  • Supervises and directs laborers as needed.
  • Works with subcontractors directly on insufficient work progress.
  • Collaborate with superintendent regarding schedule breach and resolution of same.
  • Schedules building inspectors to maintain project schedule.
  • Primary point of contact with building inspector.
  • Coordinates inspection requests from subcontractors and maintain schedules.
  • Conducts weekly safety meetings and safety orientations with subcontractor field staff.
  • Reports safety violation regarding trades, vendors, and suppliers to our third-party safety inspector and to the company’s Superintendents.
  • Regularly and consistently provides supervisors information regarding project issues as well as challenges regarding schedules and inspections.
  • Serve as the point of contact for subcontractors and be able to answer questions relating to the project and know when to elevate issues as needed.
  • Gathers information and sets appointments in accordance with company policy and procedures.

QUALIFICATIONS:

EDUCATION/

EXPERIENCE:
  • 1-year construction-related experience and/or training; or equivalent of education and experience.
TECHNICAL

SKILLS REQUIRED:
  • To perform this job successfully, an individual should have general construction knowledge and maintain a current forklift operation certificate provided by Cal-OSHA certifying official.
  • Complete a Construction Safety Course.
  • Understanding of basic arithmetic.
  • Can read and interpret Construction plans.
PHYSICAL DEMANDS:

Must be able to lift, push, pull, and/or move up to 20 pounds. Regularly required to sit, stand, walk, squat, open doors, climb/descend stairs. Walk jobsite daily, frequent each unit/roof/garage/parameter of building to ensure jobsite safe practices and global project schedule maintenance. Operate standard office equipment including telephones, computers, copier and scanner.

COMMUNICATIONS:

Must be able to communicate effectively (orally and written) in a professional manner on a regular basis with management and co-workers within the company as well as contractors and outside vendors. Follows instruction and responds to management’s direction.

SUPERVISORY RESPONSIBILITIES:
  • Oversee general construction and Company Laborer activities.
ATTENDANCE AND PUNCTUALITY:

Reliable and consistently at work and on time; willing to travel and work evenings, weekends, and holidays as required.

TRAVEL

Travel may be required within the Southern California Region.
