Overview

The North American Construction team is looking for a Construction Manager who will be a key part of the Operations Team and will be responsible for project managing new building planning, design and construction, including the extension of existing facilities and any new sites.

The Construction Manager will help develop and implement the North American facility network infrastructure, analyze and evaluate facility scenarios and build-out designs, and support standardization of technical and facility-related processes and systems. This opportunity combines construction engineering, planning, project management, facilities management, and contract management. This role requires up to 60% regional travel and availability to work from a corporate office when not traveling.

Candidates should live near or be willing to relocate within a reasonable commuting distance of the office; relocation assistance may be provided.

Responsibilities
  • Oversee construction engineering, planning, and design for the North American facility network infrastructure and other new or expansion projects.
  • Provide project support on new fulfillment network buildings and additional capacity requirements within existing North America Fulfillment Centers, Deliver Stations, or Sort Centers.
  • Lead construction scope review and development with internal operational customers, and facilitate engineering and design efforts on new and remodel projects.
  • Manage multiple large-sized ($100M+) projects simultaneously.
  • Work independently in the assigned regional area with minimal direction from leadership.
  • Prepare reports, specifications, and technical analyses to define design requirements, equipment, and services for capacity expansion and remodel projects.
  • Oversee and facilitate ground-up shell, tenant improvement (TI), and engineering deployment for new facilities within the network.
  • Provide technical direction on engineering design / AutoCAD, building design, layouts, build details, schedules, and materials in accordance with NACF design parameters.
  • Survey facilities, document procedures to audit the facility, provide evaluations and analysis, and recommend solutions to facility infrastructure, safety and security problems involving facilities and people.
  • Negotiate contracts with General Contractors and trade contractors; present formal documentation for approval when required; ensure contracts are fit for purpose and cost effective with appropriate SLAs.
  • Provide overall site management, coordination, planning, specification of proposals, and coordination of subcontractors.
  • Facilitate due diligence evaluation of new opportunities and coordinate with internal stakeholders regarding engineering buildouts, IT readiness, and turnover to operational groups.
  • Partner with teams for transition of base building management and oversight of turnover documentation.
  • Coach and guide project teams throughout the full project lifecycle and ensure contracted resources meet duration and quality targets.
  • Audit contractors to confirm skills and competencies; inform contractors of projected resource changes to enable appropriate actions.
  • Establish and operate information systems for scheduling and recording contract work; support contractors’ performance improvements.
  • Manage multiple projects in various locations; review designs for conformance to current building specifications; identify value engineering opportunities.
  • Track budgets, forecast, and manage expansion, remodel, and new build projects; review cost and time change requests and ensure timely, cost-sensitive incorporation of approved changes.
  • Lead or assist negotiations with AHJs as required; maintain clear cross-team communication for all aspects of project delivery.
Qualifications
  • 7+ years of project management, real estate development, architecture/design experience.
