Director of Construction Services
The Director of Construction Services leads all aspects of Santa Fe Habitat for Humanity’s homebuilding, land development, and repair activities. This senior leadership position oversees construction operations from initial land acquisition through project completion, manages budgeting, status reporting, and ensures successful project delivery. The role requires coordination across staff, contractors, home buying families, and community volunteers to deliver quality, affordable homes that align with the organization’s mission and long‑term vision for growth.
Key Responsibilities- Strategic leadership and planning: collaborate with the Executive Director and board committees to develop long‑range plans for construction and land development.
- Identify and evaluate potential development opportunities, including land acquisition and new construction sites.
- Lead annual budgeting and forecasting for construction, infrastructure, and land development initiatives, including monthly six‑month cash flow projections.
- Ensure alignment between project execution and organizational goals, timelines, and funding streams.
- Manage site selection, due diligence, and acquisition in coordination with staff and board.
- Oversee site plans, utility coordination, and permitting processes.
- Liaise with city and county agencies, civil engineers, architects, and other professionals to meet local zoning and building requirements.
- Lead infrastructure development, including roads, drainage, and utility installation.
- Plan, schedule, and execute new home construction and repair projects in coordination with the Director of New Construction and the Director of Home Improvement.
- Supervise contractors, subcontractors, and site supervisors to ensure projects are completed on time, within budget, and to quality standards.
- Supervise warranty work, inspections, and homeowner walk‑throughs.
- Ensure all construction meets or exceeds applicable codes, safety standards, and HFHI guidelines.
- Recruit, train, and supervise construction staff and volunteer crew leaders.
- Provide leadership development and mentorship.
- Ensure a positive and inclusive work environment for volunteers, staff, and home buying families.
- Coordinate with the Volunteer Services Manager to align skilled volunteer labor with project needs.
- Uphold construction quality, safety, and Habitat standards at all build sites.
- Oversee procurement of materials, tools, and equipment.
- Maintain vendor relationships and negotiate pricing and contracts.
- Leverage in‑kind donations and pro bono labor whenever possible.
- Track and report on project progress, schedules, and budgets.
- Ensure all construction‑related invoices are approved and properly designated.
- Monitor in‑kind contributions and maintain accurate valuation records.
- Support tax credit applications and other grant opportunities as needed.
- Ensure compliance with all grant and contract requirements related to construction activities.
- Serve as staff liaison to the construction and site selection committees.
- Represent Santa Fe Habitat in meetings with municipal and county partners, developers, community collaborators, and other stakeholders.
- Attend industry conferences and training to stay current with best practices and innovations in affordable housing.
- Perform other duties as assigned by the Executive Director to support the mission and strategic priorities of the organization.
- Minimum high school diploma or equivalent; bachelor’s degree in construction management, engineering, planning, or a related field preferred.
- Minimum 7 years of progressively responsible experience in residential construction, land development, or project management.
- Experience managing multiple projects at different phases of construction.
- Proven experience with land acquisition and development process.
- Proven leadership and team management skills, including experience supervising staff, contractors, and volunteers.
