Summary
The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for a property.
Responsibilities- Property Leasing and Administration
- Regular/daily onsite attendance is required
- Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease
- Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and completing all necessary follow‑up
- Complete all leasing paperwork needed before move‑in
- Assist with lease audits, walk‑throughs, and turn‑over process
- Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours
- Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals
- Perform various administrative tasks as needed
- Handle resident complaints, concerns, and requests to ensure resident satisfaction
- Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter, etc.)
- Contribute to the general upkeep and cleaning of office, common areas, and model units
- Support marketing & outreach initiatives, including implementing the annual marketing plan and reviewing market surveys
- Maintain thorough product knowledge of the property and competitive market conditions; complete weekly market survey reports
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce community policies delegated by the immediate supervisor
- High School Diploma or Equivalent
- Ability to understand and perform all on‑site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regular movement required to accomplish tasks or move between work sites, including hand and wrist motions, standing or sitting for prolonged periods
- Frequent navigation of ladders, stairs, scaffolding, ramps, step stools, and similar structures; may remain stationary for prolonged periods
- Occasional movement in tight or confined spaces, overhead positions, reaching, or lifting objects up to 25 lbs.; may operate machinery, vehicles, or golf carts; may work overtime, weekends, nights, and in extreme temperature or weather conditions; may be exposed to hazardous chemicals
Salary Range: $22 per hour to $23 per hour
