The Operations Manager – Operations & Maintenance (O&M) is responsible for the full scope of facility services at a high‑tech, mission‑critical site, including the management of Local 39 union trades, vendors, and internal staff. This role ensures operational excellence across infrastructure systems including HVAC, electrical, building automation, clean rooms, and Fire Life Safety (FLS), while maintaining strict compliance with safety standards and NFPA requirements.

Pay: $160,000 - $185,000 The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant's education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program.

Position Summary

The Operations Manager – Operations & Maintenance (O&M) is responsible for the full scope of facility services at a high‑tech, mission‑critical site, including the management of Local 39 union trades, vendors, and internal staff. This role ensures operational excellence across infrastructure systems including HVAC, electrical, building automation, clean rooms, and Fire Life Safety (FLS), while maintaining strict compliance with safety standards and NFPA requirements.

This leader will be accountable for KPIs, work planning and scheduling, schedule adherence, RCA facilitation, and enforcing all regulatory and environmental compliance.

Key Responsibilities Operational Leadership
  • Oversee day‑to‑day operations across mission‑critical infrastructure including mechanical, electrical, fire/life safety (FLS), and building automation systems.
  • Lead and develop multidisciplinary teams including Assistant Facility Managers, Engineers, Coordinators, and Local 39 union technicians.
  • Act as the primary operational point of contact for the client, providing transparent communication and service coordination.
Work Planning, Scheduling & Schedule Adherence
  • Lead development and execution of all work plans (PM, CM, PDM) within the CMMS.
  • Review and approve weekly schedules, balancing labor availability, asset criticality, and priority tasks.
  • Monitor and enforce schedule adherence, ensuring timely completion of all planned maintenance activities.
  • Coordinate system shutdowns and off‑hours work to minimize operational disruption.
KPI & Performance Management
  • Track, analyze, and report on KPIs including:
    • Work order completion rates
    • PM compliance
    • Response time to service requests
    • Schedule adherence
    • Work backlog
  • Lead monthly performance reviews with internal and client stakeholders.
  • Use trend analysis to drive process improvements and resource optimization.
Root Cause Analysis & Reliability Support
  • Support RCA investigations for equipment failures and system anomalies.
  • Lead follow‑up actions including documentation, procedural changes, and corrective/preventive measures (CAPA).
  • Support the development of equipment reliability strategies based on failure data and risk assessments.
Safety Compliance & Fire Life Safety Oversight
  • Maintain a culture of safety across all shifts and departments, ensuring adherence to ABM, client, and regulatory standards.
  • Ensure full compliance with OSHA, EPA, and other applicable health and safety codes.
  • Oversee FLS systems in compliance with NFPA 70, 72, 101, and other applicable standards.
  • Collaborate with EH&S and compliance officers to conduct safety audits, training programs, incident tracking, and emergency drills.
  • Serve as a key contact for safety reviews and AHJ (Authority Having Jurisdiction) inspections.
Compliance, Budget, and Vendor Oversight
  • Ensure adherence to all regulatory, labor (Local 39), and contractual obligations.
  • Maintain complete and accurate asset and maintenance documentation.
  • Manage site‑level budget, track spend, and drive cost reduction initiatives.
  • Select, evaluate, and oversee subcontractors and vendor partners; ensure fulfillment of scopes and quality standards.
