Overview

This is a senior-level, hands-on Facilities Technician III role supporting a highly regulated, mission-critical environment. The focus is uptime, compliance, and operational excellence. You will be working across mechanical, electrical, building automation, and environmental monitoring systems in a GMP setting. This role is not supervisory, but it is high-impact.

Key Responsibilities

Mechanical Systems

  • Perform preventive and corrective maintenance on HVAC-R systems including air handlers, chillers, rooftop units, CRAC units, exhaust systems, and ducting
  • Troubleshoot and repair boilers, pumps, valves, heat exchangers, and piping systems
  • Maintain CTUs such as incubators, refrigerators, freezers, environmental chambers, and stability rooms
  • Support RO/DI water systems, autoclaves, sterilizers, and utility distribution systems
  • Diagnose mechanical failures quickly to minimize downtime

Electrical Systems

  • Install, maintain, and repair electrical systems from 12V to 480V
  • Troubleshoot motors, VFDs, breakers, relays, contractors, panels, and controllers
  • Support generators, ATS, UPS systems, emergency lighting, and load testing
  • Perform IR thermography inspections and corrective actions
  • Ensure all work complies with NEC and site safety standards

Building Automation & Controls

  • Operate and troubleshoot BAS platforms including ALC, Siemens, JCI, and Distech
  • Monitor alarms, schedules, setpoints, trends, and system performance
  • Calibrate sensors, actuators, valves, and control devices
  • Respond to environmental excursions and escalate system-level issues appropriately
  • Monitor and troubleshoot Rees EMS systems supporting CTUs, clean rooms, and critical equipment
  • Investigate alerts, document corrective actions, and coordinate with Engineering and Quality teams

Work Order Management

  • Use SAP PM to open, manage, and close work orders
  • Accurately document labor, parts, inspections, and corrective actions
  • Maintain equipment history and audit-ready documentation

Safety & Compliance

  • Follow Cal/OSHA, site safety policies, lockout/tagout, confined space, and hot work procedures
  • Identify hazards and drive corrective and preventive actions
  • Support EHS initiatives, audits, and continuous improvement efforts
Qualifications

You must meet one of the following:

  • AA Degree in Electrical, Mechanical, Industrial Technology, or related field with 10+ years of hands-on facilities experience
  • OR
  • Licensed or Certified Electrician with 10+ years of hands-on electrical and mechanical experience and 3+ years working with BAS

Additional Requirements

  • Strong experience in GMP, biotech, pharmaceutical, or laboratory environments
  • Experience with BAS, EMS, and CMMS systems (SAP PM preferred)
  • Ability to lift 50 lbs and work onsite full-time
  • Strong documentation, troubleshooting, and cross-functional communication skills
