Courtyards at South Coast and South Coast Racquet Club has 448 units and is located in Santa Ana, CA.

Schedule

Monday through Friday 9:00 am to 6:00 pm

Target Pay

$46.96 per hour plus eligible for a 20% annual discretionary bonus

Role Overview

The Service Manager, Multisite is responsible for leading the maintenance function at more than one community. This includes curb appeal, overall community cleanliness, make readies, service requests, and ongoing and preventative maintenance of building and mechanical components to provide essential services and resident enjoyment. You will be a critical lifeline for daily services, an ambassador for the company values, and will lead a diverse team to support operations across properties.

Role Responsibilities Personnel Management
  • Lead and oversee all duties and performance of the service team.
  • Conduct daily meetings with service team members to set priorities.
  • Provide ongoing coaching, mentoring, and accountability for performance standards.
  • Identify areas for improvement and suggest ways to increase efficiency and productivity.
  • Partner with the Community Director to communicate personnel performance, schedules, and day-to-day operations.
  • Oversee and manage all service requests.
  • Schedule and complete the make-ready process to prepare vacant apartments in a timely manner.
  • Lead regular stand-up training sessions with the Maintenance Training Manager.
General Responsibilities
  • Assist in routine and periodic property inspections to identify safety risks and communicate needs to leadership.
  • Inspect vacated apartments, assess move-out charges, complete make-ready checklists, and inform the Community Director of needed services and repairs.
  • Restore apartments to market-ready status and re-inspect after make-readies.
  • Maintain grounds, common areas, and amenities to be neat, clean, and aesthetically appealing.
  • Maintain accurate records for preventative maintenance, service requests, purchases, make-ready status, and projects.
  • Monitor physical property condition and report unsafe situations.
  • Respond to emergencies (floods, fires, back-ups) in a timely and cost-efficient manner and coordinate with Legal, Risk Management, and third-party vendors as needed.
  • Diagnose and perform minor and routine maintenance repairs across multiple domains (appliances, exteriors, doors/locks, electrical, plumbing, HVAC where permitted, pool areas, etc.).
  • Inspect contractor work to verify quality and compliance with standards.
  • Provide oversight to painting crews and ensure safe work practices and OSHA compliance.
  • Complete final punch lists according to policy and secure approvals.
