• Receive and follow maintenance schedule/instructions from your supervisor and established policies.
• Perform routine maintenance on grounds, parking areas, driveways, etc., including cutting, trimming, polishing, sweeping as necessary.
• Repair the facility and equipment (plumbing, plastering, electrical, carpentry, mechanical) following established procedures.
• Clean windows and screens as directed.
• Replace burnt‑out light bulbs (exit light, overhead, fluorescent, room call lights) and clean surroundings.
• Service heating and cooling units/systems in accordance with manufacturer specifications and policies.
• Perform unscheduled maintenance tasks as directed.

• Be able to move intermittently throughout the workday.
• Speak English understandably.
• Coping with mental and emotional stress of the position.
• Possess sight/hearing or use prosthetics that enable these senses.
• Function independently, with flexibility, personal integrity, and effective teamwork.
• Meet general health requirements, including medical and physical examination.
• Relate to ill, disabled, elderly, emotionally upset, and at times hostile people.
• Push, pull, move, and/or lift a minimum of 50 pounds to a minimum height of 5 feet, and hauling to a minimum distance of 50 feet; up to 100 pounds with assistance.
• Frequent carrying, pushing, pulling of tools and equipment.
• Assist in evacuation of residents during emergencies if necessary.
