Job Description

The Construction Manager supports the Construction Department in overseeing all phases of development and construction projects from preconstruction through closeout. This position plays a key role in helping deliver high-quality projects that align with company standards, budgets, and schedules.

Working closely with the Vice President of Construction and other internal teams, the Construction Manager assists with or leads project activities depending on experience and current workload. This role requires strong organizational skills, technical understanding, and proactive communication to ensure projects progress efficiently and in alignment with company objectives.

Key Responsibilities
  • Project Oversight & Coordination
    • Support coordination with architects, engineers, and contractors to ensure timely communication and resolution of design or field issues.
    • Participate in preconstruction planning, including design review, bid coordination, and contractor selection.
    • Assist in obtaining permits and ensuring compliance with local, state, and federal regulations.
    • Monitor construction progress through regular site visits and status reporting.
    • Help maintain adherence to company standards for quality, risk mitigation, and performance.
    • Assist in developing, managing, and tracking project budgets from concept through completion.
    • Support the review and processing of pay applications, change orders, and other financial documentation.
    • Help monitor project costs, forecast expenditures, and identify budget variances.
    • Contribute to monthly draw requests, cost reporting, and year-end financial summaries.
  • Scheduling & Execution
    • Track milestone progress and assist in resolving issues that may impact timelines.
    • Coordinate and document weekly project meetings, distributing minutes and tracking action items.
    • Provide scheduling updates to internal stakeholders and external partners as directed by the Vice President of Construction.
  • Reporting & Documentation
    • Prepare and maintain accurate project documentation, including contracts, RFIs, submittals, and meeting records.
    • Assist in preparing Requests for Proposals (RFPs), bid summaries, and award recommendations.
    • Monthly and quarterly project reporting to company leadership.
    • Contribute to project closeout documentation, punch list coordination, and final inspections.
    • Work closely with the Vice President of Construction to align project goals with overall company objectives.
    • Support coordination between the Acquisition & Development, Construction, and Operations teams.
    • Communicate project updates effectively and proactively identify potential risks or areas for improvement.
  • Process & Quality Improvement
    • Participate in identifying and implementing process improvements within the Construction Department.
    • Contribute to updating internal templates, procedures, and reporting tools.
    • Support the evaluation of new technologies that enhance efficiency and accountability across the team.
Qualifications
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent experience).
  • 3–10 years of experience in commercial, industrial, or mixed-use construction, with increasing levels of project responsibility.
  • Strong understanding of construction methods, scheduling, budgeting, and contract management.
  • Proficiency in Microsoft Office Suite and project management software (e.g., Procore, MS Project, Bluebeam).
  • Experience working with design professionals, contractors, and regulatory agencies.
  • Primarily office-based, with regular visits to active job sites as needed.
  • Occasional travel for project meetings, due diligence, or company training.
