We offer an exceptional opportunity for an experienced facilities leader with strong financial acumen, HOA experience, and a proven ability to manage complex physical plants in a resident-focused environment. The Facility Director is a senior leadership role responsible for overseeing daily facility operations, maintenance, and administrative functions to ensure safe, efficient, and high-quality services for residents. Reporting to and supporting the General Manager and Board of Directors, this role provides strategic leadership and operational oversight to promote operational excellence, asset stewardship, and long-term sustainability.

The Facility Director leads facility operations, preventive maintenance, capital planning, vendor management, and regulatory compliance, while supporting budgeting, forecasting, and financial reporting related to facility functions. This role is critical to maintaining aging infrastructure, managing capital assets, and ensuring facilities align with Association standards and financial objectives.

We offer a salary range of $165,000 - $175,000 plus the following benefits:

  • Full-time role; flexible hours required on occasion, including evenings, weekends, and holidays
  • Participation in an on-call rotation and response to facility-related emergencies as needed
Key Responsibilities Operations Planning, Budget & Asset Management
  • Develop, manage, and monitor annual operating and capital budgets; analyze variances.
  • Oversee preparation and ongoing management of the Major Repairs and Replacement Reserve Study.
  • Maintain oversight of physical asset inventories and ensure periodic audits and accurate tracking.
  • Support long-term capital planning, lifecycle forecasting, and prioritization of maintenance, repairs and replacements.
Operational Reporting & Systems Oversight
  • Ensure accurate tracking, documentation, and reporting of facility-related financial and operational data.
  • Review and approve operational expenditures, vendor invoices, and transactions.
  • Oversee facility management systems, including work order tracking, asset management, and reporting.
  • Prepare and present monthly, quarterly, and annual operational and budget reports to the General Manager and Board of Directors.
Leadership & Supervision
  • Manage 10-person Maintenance Department and outside vendors’ performance, and daily operations.
  • Provide safety training and participate in the Leadership Safety Program.
  • Advise the General Manager on operational policies, procedures, and regulatory compliance.
  • Oversee inventory controls, reporting accuracy, and effective use of information systems.
  • Monitor cash flow related to facility operations and capital projects, and reserve-funded work.
  • Optimize vendor performance, contract compliance, and lifecycle costs of assets.
  • Participate in vendor selection, contract negotiation, evaluation, and ongoing oversight.
  • Identify facility, operational, and infrastructure-related risks and implement mitigation strategies.
  • Ensure adherence to internal controls, policies, HOA governing documents, and regulatory requirements.
  • Serve as liaison to resident committees related to facility operations and capital projects.
