San Marcos community is seeking a full‑time leasing associate with at least 1 year of experience. Must be able to work weekends. Resman experience is a plus.

Performs a variety of duties associated with leasing and marketing of the community. Interacts with prospective and current residents to achieve maximum occupancy, represents the company by conveying community benefits, and manages the leasing process from prospect introduction to resident occupancy.

• Administrative – Maintains traffic and leasing data. Enters leasing data into the computer system daily, collects deposits and other funds for applicant and resident move‑in, prepares leasing paperwork, administers lease/resident files, and ensures completion of daily, weekly, and monthly reports accurately and on time.
• Training – Completes all training courses assigned within the requested timeframe.
• Leasing – Understands and complies with state landlord‑tenant and Fair Housing laws. Responds to telephone inquiries, conducts site tours, follows up and effectively leases apartments, completes follow‑up activity with prospects after initial visits, achieves an acceptable closing ratio, follows established applicant screening/approval policies, analyzes slow‑to‑lease concerns and offers recommendations, maintains an in‑depth knowledge of rent, pricing, vacancies, and lease expirations, and monitors vacancies to react proactively to future occupancy needs.
• Marketing – Maintains up‑to‑date knowledge of market and competitive properties, supports overall marketing efforts and recommends changes in promotions, advertisements, rent, and pricing strategies, gathers market and competition information, prepares market surveys to analyze trends, monitors advertisement effectiveness, and assists in preparing marketing plans.
