The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter is also responsible for the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

• Community Maintenance
• Regular/daily onsite attendance is required
• Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
• Ensure all repairs and replacements for grounds, buildings, breezeways, and community common areas are completed in a timely manner
• Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns
• Assist in maintaining a preventative maintenance program to extend the life of the community while minimizing future repairs
• Understand and follow Asset key policy
• Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
• Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices
• Participate in unit inspections as requested
• Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
• Utilize property resources, equipment, and supplies economically
• Perform additional tasks requested by Maintenance Supervisor and Community Manager
• Participate in on-call emergencies at the community
• Customer & Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness
• Project a favorable image of the community to achieve property objectives and public recognition
• Ensure consistency in dealing with residents on all matters
• Enforce policies of the community as delegated by immediate supervisor

• High School Diploma or Equivalent
• Ability to understand and perform all on-site software functions; basic computer skills required
• Must have basic knowledge of Fair Housing Laws and OSHA requirements

• Move about to accomplish tasks, traverse flat and uneven terrain
• Ascend/descend ladders, stairs, ramps, and work in overhead positions; lift/move objects 100+ lbs; operate vehicles
• Work in various environments and conditions; overtime, weekends, night hours (on-call property emergencies)

Salary Range: $16 per hour to $16 per hour
