Maintenance Technician

Position Summary

The core focus of this position is the common area and residential maintenance at our manufactured home community in San Marcos, CA. Duties assigned daily directly by the Community Manager.

• Common area maintenance.
• Minor electrical repairs on items such as appliances, fixtures, switches, and outlets, etc.
• Minor painting.
• Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
• General maintenance such as replacing screens, garbage disposals, fixtures, appliances, blinds, and locks, as well as maintaining and cleaning of the properties.
• Troubleshooting of utility system outages and problems.
• Working with water meter shut‑offs.
• Replacing water meters, per mandated schedule.
• Ability to work in close, tight, or confined spaces as required.
• Maintaining accurate records of work performed.

• Be able to resolve challenges logically and know when to refer more complex issues to a higher‑level manager since duties and tasks are frequently non‑routine.

• Read, write, and speak English fluently.
• Own your own basic tools.
• Possible opportunity to travel and perform job duties at properties in Vista on an occasional basis with use of company truck.

• Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
• Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
• Has the ability to safely use tools such as hammers, screwdrivers, drills, and saws.
• Has the ability to log maintenance records in a computer or app.

• Has a minimum of two years recent experience in property management, apartment/residential maintenance - Mobile Home Park experience is a plus.
• Possess a high school diploma or GED equivalent - minimum.
• Has basic‑use skills of Microsoft Office (Word, Excel, Outlook).
• Has the ability to research using Google and You Tube.
• Possess a valid California Driver's License, reliable transportation to work, and automobile insurance - required.

• Full‑time, Monday thru Friday, 40 hours per week
• $19 - $22/hour
• Use of company truck while performing work on property and traveling to other properties when assigned.
