Job Responsibilities- Community Maintenance – regular daily attendance and timely response to resident and management requests
- Repairs and replacements for common areas and units, including cosmetic and preventative work
- Assist scheduling and performance of maintenance and repair events
- Daily exterior cleanup of community grounds, breezeways, and common areas
- Maintain swimming pool and chemical logs
- Conduct daily inspections of grounds, buildings, and other features to identify and correct hazards
- Support preventive maintenance program to extend property life and minimize future repairs
- Follow Asset key policies and maintain a well‑organized, safety‑compliant maintenance shop
- Participate in unit inspections, inventory monitoring, and record keeping for service requests, EPA/OSHA standards, and work in progress
- Assist with upkeep of office, common areas, and model units
- Report observed violations of community rules to supervisory staff
- Participate in on‑call emergency service at the community
- Utilize property resources economically and perform additional tasks as requested by supervisors
- Deliver excellent customer service and enforce community policies consistently
- High School Diploma or Equivalent
- Basic computer skills and ability to use property software functions
- Knowledge of Fair Housing Laws and OSHA requirements
- Regular movement throughout the work site, including climbing ladders, stairs, ramps, and step stools; lifting, moving, and handling objects up to 100+ lbs.
- Operation of machinery, power tools, motor vehicles, and golf carts under varying environmental conditions
- Capacity to work in confined spaces, on rooftops, and at heights; exposure to weather and hazardous chemicals
- Ability to stand or sit for prolonged periods and to work overtime, weekends, nights, and on call
- Reliable transportation required for emergency on‑call duties
Compensation is based on skill set, background, and training. The base salary range is $25 per hour to $25 per hour. Additional compensation may include benefits such as medical, dental, vision, life, accidental, disability insurance, 401(k) with employer matching, annual review bonuses, paid sick days, and company holidays.
