Overview
The Facility Technician is responsible for the operation, replacement, repair, and maintenance of general building-related infrastructure. Work involves lifting heavy materials and apparatus and may occur in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensures preventive maintenance inspections are completed and necessary repairs are made.
Ensures the work area/plant is clean, safe, and that utilities meet delivery specifications. Oversees contractors, routine, and preventive maintenance work to ensure work is performed safely and appropriately. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The facility technician requires an apprentice/generalist craftsman skillset.
- Operate, replace, repair, and maintain TS-related mechanical, electrical, plumbing, and life safety systems.
- Respond to trouble calls and work with operations to ensure efficient operations; maintain records, logs, and files as required.
- Perform scheduled rounds and readings on plant systems/assets; ensure services/maintenance are executed to established standards.
- Identify deficiencies through regular inspection of facility infrastructure and repair as needed.
- Repair restroom fixtures, solder/braze copper pipe, and thread black pipe; drain and isolate systems to facilitate repairs.
- Perform minor carpentry tasks, install/repair ceilings, doors, hardware, and locks; perform minor electrical tasks (bulbs, ballasts).
- Read and interpret Piping & Instrument Drawings (P&IDs), floor plans, site maps, and electrical diagrams.
- Operate, monitor, adjust, and maintain building automation systems (BAS).
- Read, write, and communicate effectively in English; collaborate with colleagues and customers; maintain good attendance.
- Maintain operation and maintenance manuals; ensure documentation is accurate and timely; follow housekeeping standards.
- Oversee work performed by outside contractors and requisition necessary materials to complete repairs.
- Communicate status of requests to customers and facility operations management teams, tenants, and stakeholders.
- HS Diploma or higher.
- Minimum of two (2) years of experience in facility maintenance.
- Experience with the customer line of business and with customer building type(s).
- Apprentice/Generalist level craftsman in facility maintenance; reads and interprets P&IDs, floor plans, site maps, and electrical diagrams.
- Experience and proven ability to install/demo/setup/repair general building infrastructure (e.g., paint/patch, flooring, windows, doors, hardware).
- Experience with securing hydronic and electrical systems for maintenance; brazing/soldering copper pipes; threading black pipes; basic carpentry.
- Knowledge of building auxiliary systems (fire-life safety, standby emergency generators); familiarity with vertical lift equipment and overhead doors.
- Ability to write and execute written and oral instructions and perform arithmetic calculations.
- Strong knowledge of safe work practices and procedures; ability to wear respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks.
- Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair equipment.
Hourly Wage: ISS Guckenheimer offers full-time employees a variety of benefits including medical, dental, life and disability insurance, as well as a comprehensive leave program based on employment status. The hourly pay range for this position is $30 per hour - $31 per hour

Work Hours: The work hours for this position may include afternoons, evenings, weekends, and/or holidays.
Key Accountabilities- The Facility Technician must be capable of working independently, and/or under the direction/oversight of local (Lead Building Engineer, Chief Engineer, or FM), Regional, and/or Country TS and Account Managers (dependent on space type, scope of work, and dispersion of ISS organizational managers). The Facility Technician does not supervise other ISS TS personnel but may supervise third-party TS vendors at assigned location(s).
- Perform TS operation, installation, replacement, repair, and maintenance of TS-related systems.
- Direct and/or perform Preventive Maintenance work orders from the PM Calendar.
- Collaborate with the Manager to optimize the Preventive Maintenance Program.
- Respond to trouble calls; coordinate with Operations and maintain records as required.
- Perform scheduled rounds and readings on plant systems/assets; ensure compliance with standards.
- Identify and repair deficiencies; maintain documentation and logs.
- Operate support equipment (forklifts, cranes, pay loaders, moving vehicles) as needed.
