Essential Duties & Responsibilities Financial Management
  • Post all payments and income from current and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Post all charges to resident and non‑current resident accounts; bill back utilities where applicable.
  • Manage end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security‑deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure effective staff performance through ongoing training and coaching, in compliance with Asset training benchmarks.
  • Promote harmony and quality performance of staff through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Lead leasing management, ensuring effective closing, follow‑up procedures, signing/documentation of leases, and accurate reporting.
  • Implement marketing strategies and systems per the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance; ensure repairs are noted and completed promptly through regular inspections.
  • Supervise all business functions related to operations.
  • Plan for and allocate property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors).
Education / Experience
  • High School Diploma or equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
