This position performs technical and mechanical work that ensures the physical aspects of buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities- Complete assigned work orders generated from resident requests for service and preventative maintenance, diagnosing defects or problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, completing pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about reorder needs.
- Document and complete paperwork accurately and timely to ensure service requests are properly tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.
- Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
- Periodically inspect contractor, vendor, and service provider work to verify quality, scope, and specifications meet standards.
- Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keeping the property in good repair and communicating concerns to management.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Travel may be required for training, meetings, or assistance at other properties.
- Work a flexible schedule, including calls during evenings, weekends, and holidays.
- 1st and 2nd Class EPA certifications or Universal refrigerant recycling certifications (applies to Certified Service Technicians).
- All state and local jurisdiction certifications required (applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property where applicable.
Hourly Range (Sunnyvale): $22.12 – $25.96
