Job Description Summary

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Completes assigned work orders generated from resident requests for service, and performs preventative maintenance by diagnosing defects, repairing in accordance with policies, procedures, safety standards, and code requirements.

Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, punch list creation, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.

Follows procedures to access and obtain materials, supplies, equipment, tools, and other items from the property’s maintenance department; tracks inventory, returns unused items, and notifies the maintenance supervisor about re-ordering needs.

Completes documentation and other paperwork in a timely, accurate manner to ensure service requests are properly documented and tracked.

Assists in maintaining grounds, common areas, and amenities by cleaning, pressure-washing breezeways and pool areas, painting curbs and signage as needed.

Supports cost-cutting and expense-control by repairing rather than replacing parts when possible and using materials and tools efficiently.

Other Responsibilities

Complies with Greystar’s safety and risk-management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents promptly and accurately.

May periodically inspect work performed by contractors, vendors, and other service providers to verify quality and adherence to standards.

Assists in conducting routine and periodic property inspections to identify safety and risk management concerns and communicate needs to management.

Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or participate in meetings.
Work a flexible schedule, including taking on-call during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
All certifications required by state and local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property depending on property size.

The hourly range for this position is $22.12 - $25.96 (San Francisco).

Additional Compensation

Corporate Positions:
Eligible for quarterly or annual bonus programs based on individual and company performance.
Onsite Property Positions:
Eligible for weekly, monthly, and/or quarterly bonus programs.
