Job SummaryThe Porter is responsible for maintaining the grounds, curb appeal, clubhouse, amenities, and other common areas across one or more properties to preserve the asset and provide a high‑quality living environment for residents.
Responsibilities- Maintain the cleanliness of the property’s exterior areas, including sidewalks, parking lots, courtyards, and landscaping by sweeping, blowing, picking up trash, pet waste, and removing debris.
- Clean and maintain all common areas, including lobbies, hallways, stairwells, laundry rooms, fitness centers, and restrooms, ensuring supplies such as toilet paper, soap and paper towels are stocked.
- Clean windows, doors, and other glass surfaces to maintain a polished appearance.
- Report maintenance issues or safety hazards to the Maintenance Supervisor, Community Manager or General Operations Manager.
- Ensure all trash receptacles are emptied regularly and assist with bulk trash removal and recycling procedures.
- Interact with residents and visitors in a friendly and professional manner, addressing concerns or directing them to appropriate staff.
- Perform seasonal tasks such as snow and ice removal, leaf blowing, or exterior pressure washing.
- Follow all safety procedures and guidelines while performing duties, including proper use of PPE and reporting hazards.
- Other duties and tasks may be assigned as needed.
- High school diploma or GED equivalent.
- Some custodial or general maintenance experience preferred.
- Ability to use a personal smart device for apps related to property operations and communication; comfortable with basic computer tasks and Microsoft Office programs.
- Ability to read, write and speak English.
- Operates in a fast‑paced setting, multitasks, adapts to changing priorities, and meets tight deadlines.
- Five‑day onsite workweek that likely includes weekend coverage.
- Continuous physical effort, including heavy lifting (over 50 pounds) and frequent standing, walking, bending and other strenuous activities.
- May involve operating heavy machinery or regular physically demanding tasks.
- Occasional travel to various locations for meetings or on‑site work.
- No formal supervisory responsibilities.
- Communicates basic technical or factual information with colleagues and immediate managers.
- Handles routine, defined tasks with limited judgment.
- Decisions mainly affect own job, rarely others.
The pay range is $21.60 – $29.33 per hour, with new hires starting between $21.60 – $25.96 per hour.
