Associate - Asset Management

DescriptionThe Associate - Asset Management is responsible for supporting American Campus Communities (ACC), a Blackstone Portfolio Company, real estate investment, operations, and asset management efforts through rigorous financial analysis, market research, and strategic business evaluation. This role partners with cross-functional teams at ACC and Blackstone to maximize net operating income (NOI), enhance property values, and drive portfolio performance by identifying and implementing operational and financial efficiencies.
Job Responsibilities: (OTHER DUTIES MAY BE ASSIGNED)
- Assist in the execution of business plans for assigned assets, including tracking performance against goals, conducting ad-hoc analyses of value-add opportunities, and supporting solutions to address challenges or changing market conditions.
- Develop and maintain property-level asset management plans, including revenue and expense forecasting, capital planning, and market condition analysis, in collaboration with internal stakeholders.
- Lead the identification, evaluation, and implementation of net operating income (NOI) growth initiatives and operational improvements across the portfolio.
- Review and analyze financial statements, investment accounting, and reporting packages to ensure accuracy and compliance with budgets and operating procedures.
- Prepare and review quarterly investment reports and regular performance reporting (i.e. weekly, monthly, quarterly, annual), summarizing findings for internal stakeholders.
- Collaborate with cross-functional teams to research and recommend initiatives for expense management efficiencies, revenue enhancement, and capital project execution.
- Participate in acquisition due diligence and disposition activities by providing financial analysis and preparing diligence materials.
- Conduct market research, including rent surveys, supply and demand metrics, and economic trends, to inform asset positioning and business plan adjustments.
- Participate in and facilitate strategic discussions, identification and implementation of property-level revenue enhancement and expense management initiatives, and partner with operations teams and on-site management post-implementation to evaluate effectiveness and long-term return on investment (ROI).
- Collaborate with corporate departments, operations, and on-site management to identify historical trends, opportunities for operating efficiencies, and establish consistency in reporting and communication of key financial data.
- Support the preparation of analysis and presentation materials for debt and equity financing initiatives, including refinancing and equity capital pitches.
- Maintain proactive and strategic communication with internal stakeholders, adapting strategies to meet evolving objectives and ensuring alignment across teams.

Education/
Experience:
- Bachelor’s degree in Finance, Economics, Business, Real Estate, or a related field, or equivalent combination of education and experience.
- 3-5 years of experience in real estate financial analysis, asset management, or related fields; experience with student housing or multi-family preferred.
- Proficiency in financial modeling, forecasting, and valuation techniques.
- Familiarity with real estate operations, budgeting, financial reporting, cash management, and general accounting principles.
- Ability to analyze and interpret market trends, third-party market reports, and competitor surveys.
