Primary FunctionsThe Stationary Engineer (SE) is responsible for monitoring, maintaining, and repairing all building mechanical, HVAC, and control systems under the direction of the Chief Engineer (CE) and the Facilities Management Division (FMD).
Core DutiesMonitor and maintain HVAC systems, including fans, coils, pumps, compressors, valves, thermostats, instruments, and controls.
Oversee air conditioning systems such as chillers, pumps, cooling towers, and control systems.
Maintain and repair air compressors and associated accessories.
Manage water treatment for closed and open loops (heating water, chilled water, cooling towers).
Respond promptly to fire alarms, drills, and service requests.
Communicate and coordinate with the Chief Engineer regarding all work orders and system conditions.
Report unsafe or unusual equipment conditions to the CE immediately.
Maintain positive and professional relationships with tenants and stakeholders.
Safeguard all assigned keys, tools, tablets, and equipment.
Perform watch tours involving inspection of all building systems, documenting findings in the manual Watch Tour Log for submission to the CE.
Evaluate equipment functionality and recommend repairs or adjustments.
Calibrate, align, and maintain automated building systems using software applications (e.g., Alerton Client‑Talk).
Organize and back up building systems files and databases.
Respond to service requests via Maximo, ensuring warranty compliance and documentation of results.
Perform comfort-related repairs (thermostat adjustments, mechanical issues, lighting, plumbing, electrical, etc.).
Respond to emergency situations to mitigate damage and maintain safety.
Read and interpret blueprints, specifications, and technical drawings to identify and resolve system issues.
Inspect and evaluate systems to ensure energy efficiency and compliance with CAL‑EPA and California Energy Commission standards.
Communicate effectively with FMD Contract Administrator, Designated Representatives, and the Customer Service Center (CSC) via two‑way radio or electronic devices.
Attend ongoing safety and technical training as provided by FMD.

- Operation and maintenance of mechanical and electrical systems
- Fire and Life Safety (FLS) system operations and alarm response
- NFPA 70 electrical safety standards
- Building emergency response procedures
- Follow oral and written instructions accurately
- Demonstrate mechanical aptitude and troubleshooting ability
- Maintain precise records and documentation
- Install, operate, and repair complex building systems
- Prepare written reports and interpret plans, drawings, and specifications
- Analyze situations effectively and take appropriate corrective action
- Assignments range from single‑story to high‑rise (7+ floors) buildings
- May require use of passenger or freight elevators to move tools and materials
- Exposure to elements such as temperature extremes, dust, fumes, odors, and noise
- Possible contact with hazardous materials – adherence to safety procedures required
- Work may occur in public‑accessed, confined, or elevated spaces
- May require overtime and emergency response availability
- Frequent standing, walking, bending, stooping, kneeling, and squatting
- Use of hands for gripping, manipulating tools, and operating power equipment
- Climbing stairs or ladders; reaching high spaces via lift or ladder
- Ability to lift, push, or pull objects up to 50 pounds
- Visual and auditory inspections to ensure proper equipment operation
Wear appropriate personal protective equipment (PPE) as required, including:
- Ear protection in mechanical spaces
- Dust masks, safety goggles, gloves, rain gear, or back support as needed
- Comply with all DGS/FMD health and safety policies and emergency procedures
- Provide excellent customer service and demonstrate technical competence at all times
- Participate in maintenance planning, shutdown meetings, and system evaluations
- Be available for emergency response including fire, earthquake, or disaster events
